Building Engineer / Facilities Maintenance Technician

Oversight

Oversee the operation of and the replacement, repair, and maintenance of all related mechanical, electrical, control/BMS systems, air handling units, pumps, motors, heat exchangers, and expansion joints.

Manage preventive maintenance program, and oversee all on-demand work orders.

Preventive Maintenance Program

  • Inspect and ensure maintenance is being performed properly.
  • Suggest enhancements to preventative maintenance programs as needed.

Tool Department

  • Ensure assets are in good condition and accounted for.
  • Inform clients of repairs or replacements needed.
  • Secure bench stock and spare parts are available after use.

Water Treatment Programs

  • Manage water treatment programs for all open and closed loop systems and test daily.

Engineering Areas & Physical Plant

  • Oversee engineering areas, physical plant, fan rooms, shop, tool room and storage rooms to ensure they are kept in clean and neat order.

Safety Program

  • Implement EMCOR and client safety program, including staff training, safety equipment, lock-out tag-out and hazardous material procedures.

Communication & Customer Interaction

  • Communicate with EMCOR and customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders.

Building Automation Systems

  • Maintain CMMS system and logbooks.
  • Oversee work performed by outside contractors on the building.
  • Requisition necessary material to complete required repairs.
  • Oversee HVAC project management and oversight of all systems.

Qualifications

  • Education: High School diploma.
  • Experience: Minimum of five years' experience in HVAC/facilities engineering field.
  • Certifications: Mechanical Trades or Trade School certification in location applicable disciplines, Universal Certification.
  • Skills: Prior CMMS experience, strong communication and customer service skills, basic carpentry skills, ability to read and interpret P&IDs, floor plans, site maps, and electrical diagrams.

Physical Demands

  • Must be able to perform all operations and maintenance on site.
  • Lift heavy objects, climb ladders, work on feet for long periods, work in the cold, heat, noisy, and confined space environments.
  • Some confined space work required.
  • Some work in common office areas.
