Responsibilities

  • Maintain and check daily operating logs for air conditioning, fan units, graph charts, utility meters, and general complaints.
  • Ensure efficient handling of building systems and tenant service requests at the most economical cost.
  • Aid in the development of the annual budget and RFP process for budgeted projects.
  • Demonstrate a clear understanding of operating procedures and proper chemical treatment levels for cooling towers and boilers.
  • Manage multiple priorities and reports, including inventory, records, and schedules.
  • Respond to client requests, prioritize and assign work orders, and follow up to minimize downtime.
  • Conduct regular inspections, alarm testing, and implement preventative maintenance programs.
  • Develop and maintain strong relationships with property managers, suppliers, and department leaders.

Requirements

  • At least 3 - 5 years' experience in building/property maintenance or engineering experience.
  • Strong working knowledge of HVAC systems/maintenance, electrical, plumbing, energy management systems, and other building mechanical equipment.
  • Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel).
  • Flexibility to be on-call for after-hours/weekend emergency requests.
  • Working knowledge of work order and preventative maintenance software systems.
  • Strong organizational and analytical skills.
  • Excellent communications skills.

Qualifications

  • A valid driver’s license.

  • A proactive approach to problem-solving and preventive maintenance.
  • Detail-oriented with the ability to manage multiple tasks simultaneously.

Pay
