Responsibilities
- Possess clear and effective written and verbal communication skills.
- After hours on-call emergency response.
- Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
- Develop and maintain a courteous and service-oriented rapport with all customers (tenants, building occupants, vendors, clients, co-workers).
- Have strong, demonstrated experience operating and troubleshooting HVAC systems and controls.
- Completes maintenance and repair records as required.
- Operate building systems, including but not limited to; HVAC BAS, access and lighting controls, fire and life safety systems.
- Effectively perform or direct to be performed routine building maintenance and repair tasks.
- Professionally and effectively interact with tenant Facility personnel.
- Effectively interact with and direct contracted service providers.
- Effectively respond to and resolve tenants’ service calls.
- Maintain relationship with the management and engineering staff to update work orders.
- Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer.
- Self-starter, ability and motivation to work independently with minimal direction.
Qualifications
- Three (3) to five (5) years of experience in commercial building maintenance or related industry.
- CFC License, and refrigerant licenses preferred.
- Strong mechanical aptitude, especially with WSHP systems.
- Apprentice or Maintenance electrical license preferred.
- Familiar with BAS Systems.
- Ability to pass background screen and drug test and must be bondable.
- Able to work occasional overtime and provide after-hours on-call emergency response.
- Available to perform the physical requirements of the position.
- Climbing ladders, bending, stooping, lift/carry minimum of 50 pounds, raise arms over head, perform overhead work, work effectively at heights.
Skills
- Uses personal computer and/or phone for work order system, email, BAS, and training.
- Demonstrated and effective customer service skills.
- Effective communication skills.
- Ability to exude calm and confidence in occasionally stressful situations.
- Adaptable to change.
- Basic skills with Microsoft Office (Outlook, Word, etc.).
Compensation
Hourly wages commensurate with experience per year per hour.
