U.S. Facilities, Inc., a consolidated facility management service, is seeking a Building Engineer in Philadelphia to maintain and operate HVAC/R systems and associated equipment in a commercial/industrial environment.
Responsibilities
- Operate and maintain RTUs, AHUs, VFDs, MURs, boilers, chillers, energy management systems, exhaust fans, laundry equipment, fire alarm systems, and refrigeration equipment.
- Monitor and interpret gauges, meters, and charts to ensure safe and efficient system operation; adjust controls as needed.
- Maintain logs of system operations and equipment maintenance.
- Perform routine, preventive, and corrective maintenance on building systems and equipment.
- Operate building automation systems and maintain records of maintenance, repairs, and supplies.
- Repair mechanical and electrical components of HVAC systems, including piping, motors, controllers, pneumatic systems, chilled water systems, and refrigeration units.
- Service air handlers by changing filters, belts, oil, cleaning coils, and drain pans.
- Replace fire and smoke alarm detectors and perform minor repairs on sprinkler systems.
- Maintain boiler room equipment, including cleaning and painting.
- Monitor and file records of certificates and licenses for power plant equipment.
- Respond to emergencies such as floods and power outages.
- Read blueprints, drawings, and layouts.
- Work in a correctional environment with assigned shifts in a 24/7 operation.
Requirements
- High school diploma or equivalent.
- Three years of maintenance experience plus two years in a boiler room or large commercial facility, attending boilers and chillers.
- Philadelphia Class A license required.
- Universal Refrigeration Certification required.
- Ability to operate building automation systems.
- Must provide own basic hand tools and test equipment.
- Valid driver’s license.
- Able to climb ladders, walk long distances, and lift up to 50 lbs.
- Must pass background investigation, pre-employment drug screening, and random drug testing.
- Must be able to work overtime, in all climate conditions, and on varied schedules.
- Must read, speak, and understand English clearly.
