About the role

The Facilities BMS technician will assist site leadership in executing daily operations for the facilities team. They will monitor and adjust building HVAC and mechanical systems, respond to critical alarms, and perform preventive and corrective maintenance on a variety of industrial or commercial facility HVAC equipment.

Responsibilities

  • Assist site Leadership in the execution of all daily operations for the facilities team.
  • Maintain and adjust building HVAC and mechanical systems, acknowledge and respond to critical building alarms, and take corrective actions.
  • Perform preventive and corrective maintenance on a wide variety of industrial or commercial facility HVAC equipment.
  • Identify and correct safety-related issues and conduct independent equipment evaluations to prevent potential failures.
  • Operate, maintain, diagnose, troubleshoot, and repair ventilation equipment, pumps, fans, chillers, rooftop AHU’s, split systems, compressors, refrigeration, and other mechanical equipment as needed.
  • Utilize the building automation system to track building conditions and facility equipment operation.
  • Use strong mechanical and electrical skills to complete assignments.
  • Perform preventive maintenance on HVAC control and operating systems as scheduled from a Computerized Maintenance Management System (CMMS).
  • Respond and provide service and feedback to customers on all work orders, ensuring compliance with codes, regulations, and industry standards.
  • Follow safety guidelines such as job hazard analysis, lockout/tagout, and wear personal protective equipment (PPE) as required.
  • Operate various measuring, diagnostic, and testing instruments to help provide energy efficiency solutions.
  • Comply with Good Manufacturing Practices (GMP).
  • Maintain a strict schedule to be successful in the assignment.
  • Perform other duties as assigned by Management or Lead.

Requirements

  • High school diploma or equivalent.
  • 1-3 years of technical experience in any skilled trade.
  • Ability to obtain a security access badge at the client's location.
  • Willingness to work overtime, various shifts, and weekends.
  • Valid Driver’s License.
  • United States citizenship or Permanent Resident.
  • Physical requirements: Regularly lift to 50 lbs, regularly climb ladders, steps, and scaffolding, repetitive motions, walk extensively throughout the building during shift.
  • Communication skills: Regularly communicate on the telephone and in one-on-one or group discussions, meetings, and presentations.

Qualifications

  • Technical degree preferred.
  • Experience in the operation of building management systems.
  • Experience using a Computerized Maintenance Management System (CMMS); EAMS experience is a plus.
  • Experience using Microsoft Office products (Outlook, Word, and Excel).
  • Knowledge of Preventive Maintenance Programs.
  • Demonstrated technical background in a pharmaceutical or hospital facilities environment.
