Primary Responsibilities
- Learn and search title records to identify records affecting basic to moderately complex title orders.
- Learn and apply basic-to-moderate mapping to identify accurate search parameters.
- Research property tax information on the computer.
- Research names for bankruptcy, state and federal tax liens and judgment information on the computerized General Index System.
- Research and run names for LLC’s, Corporations and Partnerships.
- Organize the search results into an accurate chain of title (with time researching to patent) for basic to moderately complex title orders.
- Examine all the documents in the chain of title for validity based on knowledge of legal descriptions and real property law.
- Determine if base title is within guidelines, determine how apparent title is vested and what qualifies as an outstanding lien or encumbrance for basic to moderately complex title orders.
- Prepare final title products, including the attachment of applicable records and tax information.
- Review documents prior to closing/recording and determine if they are sufficient to cure title defects and are in recordable format.
- Produce Title policies after closing.
- Read a variety of legal descriptions, including metes and bounds, section land, governmental lots, Lot/Block, etc.
- Interact with internal and external customers, via email and phone to answer questions, discuss findings and assist in resolution of basic to moderately complex title problems.
- Effectively coordinate with the underwriting attorneys as required.
Experience and Education
- California commercial title examination experience is required.
- A high school diploma or equivalent is required.
Knowledge/Skills/Abilities
- Knowledge of the title insurance and information industry is required.
- Ability to learn new information and build knowledge over time.
- Ability to plan and organize work to meet goals.
- Project-oriented.
- Effective oral and written communication skills.
- Ability to identify problems and provide resolutions to basic to moderately complex title issues.
- Ability to work effectively with members, team members, mentors and clients.
- Ability to work in a time-sensitive production environment.
- Basic math proficiency and the ability to learn basic to moderate mapping.
