About the Role

As a BTR Superintendent, you will provide leadership in your assigned community(ies) and manage the vertical construction process for assigned units and community amenity structures. This role ensures timely completion while meeting financial, quality, and safety goals in higher-density rental communities constructed in an amenitized apartment-style setting. Responsibilities include project planning, scheduling, resource allocation, subcontractor relations, cost management, safety, compliance, and quality control. Efficiency and an accelerated construction cadence are critical.

Responsibilities

  • Manage assigned units from start to finish with limited oversight
  • Foster a team environment and work closely with BTR Corporate & Division Leadership to meet project goals
  • Build and maintain positive subcontractor relations
  • Continually evaluate quality, safety, scheduling, and cost control measures; enforce site safety
  • Provide mentoring to team members as needed
  • Manage the construction schedule to deliver the highest quality product on time and within budget
  • Develop and implement recovery strategies to maintain schedule
  • Authorize payment for materials received and work completed
  • Target one unit start per day
  • Coordinate with Property Management on unit turnover and quality control
  • Coordinate closely with the Land Department to manage a high-density site
  • Utilize technology to efficiently report construction progress
  • Ensure the worksite is clean, orderly, and visually appealing during construction
  • Manage the post-close process for warranty, including assessing requests, determining courses of action, scheduling trades, and managing quality assurance
  • Perform other duties as assigned

Requirements

  • High School Diploma/GED with 1+ years of Construction experience (preferably with a production builder) or successful completion of the assigned TM360 Learning curriculum
  • Bachelor’s degree in Construction or related field preferred
  • Demonstrated knowledge of new home construction process, scheduling, and cost control procedures
  • Ability to read, understand, and interpret construction documents, drawings, specifications, scopes of work, and project schedules
  • Knowledge of all phases of new home construction
  • Proficiency in Microsoft Office Applications and strong computer skills
  • BuildPro and SupplyPro experience a plus
  • Strong communication (oral and written) and organization skills
  • Customer service-oriented with a focus on prioritizing customer needs
  • Flexibility and ability to prioritize tasks to meet deadlines
  • Experience building homes in a higher-density setting a plus

Essential Functions

  • Report to Division/Corporate Office/Community daily and adhere to schedule
  • Access, input, and retrieve information from a computer and/or electronic device
  • Engage in face-to-face conversations with inspectors, property management representatives, co-workers, and higher-level managers
  • Ability to sit or stand for long periods and move around the work environment as needed
  • Operate a motor vehicle if applicable
  • Comply with company policies and procedures

Physical Demands

  • Ability to remain in a stationary position up to 50% of the time
  • Frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
