About the Role

The BIM Lead is responsible for creating and implementing the customer design and digital fabrication process by developing fabrication-ready 3D models and providing information that facilitates estimation, procurement, engineering, fabrication, and construction processes using BIM and CAD/CAM tools. BIM Leads focus on digital fabrication for post-sale contracted projects, delivering design development sets, structural sets, shop drawings, take-offs, and machine files.

Responsibilities

  • Collaborate on projects with varying scopes of work (Full, Structural, or Frame Only), as defined by BIM Lead Supervisors and the Director of Design.
  • Post Timber-Sale Architectural Package (if applicable):
    • Improve the customer journey by using provided information (e.g., Timberlyne pre-designs, customer sketches, architectural drawings, or construction documents) to perform space planning and 3D modeling for customer approval.
    • Produce drawing sets for coordination with estimation, sales, customers, architects, general contractors, engineers, and other stakeholders, including necessary revisions.
    • Respond to project requirements such as square footage, room functions, site constraints, timber framing concepts, and connection types.
    • Collaborate with external professionals (architects, permitting authorities, engineers, general contractors) for site planning, code compliance, and permitting.
    • Coordinate with Project Managers (PMs) and the Architectural Design Team to provide code-compliant layouts and resolve design conflicts (e.g., HOA requirements, MEP, Fire, HVAC systems).
    • Complete design revisions within contractually included rounds and communicate the impact of significant changes post-Design Approval.
    • Work with the project management team and stakeholders to facilitate operational activities, providing 3D models, cut lists, drawing sets, and design-related information for estimation.
  • Digital Fabrication & Structural Package (if applicable):
    • Collaborate with the Architectural Design Team during handoff meetings for timber sales, reviewing engineering redlines and providing fabrication solutions.
    • Generate 3D models using Revit, AutoCAD, Cadwork, and other software, following direction from project management, design supervisors, and engineers.
    • Model, detail, and coordinate custom timber structural components, providing plans, details, and 3D visualizations.
    • Reprioritize tasks to deliver cut lists, drawing sets, and estimation deliverables on time.
    • Maintain drawing standards, naming conventions, file organization, and revision control.
    • Provide 2D drawings for fabrication and installation.
    • Build production-level 3D models with geometric and data accuracy, adhering to modeling standards.
    • Create detailed structural drawings for engineering approval (e.g., foundation/framing plans) and shop drawings (e.g., structural layouts, parts drawings, steel fabrication drawings).
    • With experience, provide engineered cut lists, CNC programming information, simulations, logistics, and construction sequencing details.
    • Export, quality-check, and deliver CNC files, collaborating with CNC programmers/operators to troubleshoot errors and ensure high-fidelity exports.
  • Improve digital workflows and enhance the design-to-fabrication process.
  • Assist in customer communications, clarifying construction standards and BIM practices.
  • Participate in internal project reviews (e.g., post-mortems) to provide input on efficiencies, cost impacts, and material optimization.
  • Develop boilerplate details for structural and construction conditions, including timber frames, envelopes, and pass-through products.
  • Support supervisors and PMs by proposing structurally sound, cost-effective solutions and understanding resource allocation.

Qualifications

  • Technical Skills:
    • Proficiency in design programs such as AutoCAD, Revit, SketchUp, and CadWork; familiarity with Tekla, Hsbcad, Lumion, D5, Enscape, Dynamo, Rhino, Grasshopper, Cambium, and EKP is preferred.
    • Knowledge of architectural principles, building codes, standards, and the permitting process.
    • Experience in designing, drafting, modeling, and creating schedules.
    • Ability to build Revit families and/or Cadwork containers/end-types, correlate attributes/parameters, and import/export file types.
    • Understanding of heavy timber engineering, construction methods, and connection types (e.g., post and beam, mortise and tenon, simple joinery).
    • Knowledge of timber species and engineered wood products, including their advantages and limitations.
  • Soft Skills:
    • Time management and ability to coordinate multiple projects simultaneously.
    • Strong communication skills, including adaptive conversations with internal/external stakeholders and proactive collaboration.
    • Ability to translate creative intent into accurate, constructible models while adhering to the International Building Code and company processes.
    • Excellent organizational skills and attention to detail.
    • Proficiency in Microsoft Office 365 and effective presentation skills.
  • Availability during normal operating hours to provide clarifications to project management, fabrication, and installation teams.

Physical Demands

  • Ability to sit or stand for extended periods, with periodic walking on level surfaces.
  • Reaching above shoulder height or below the waist, and lifting up to 25 pounds (e.g., files or materials).
  • Use of proper lifting techniques.

Work Environment

Typical office environment with ambient room temperatures, standard lighting, and traditional office equipment.
