Essential Duties & Responsibilities
- Community Maintenance
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Auxiliary in the make-ready process
- Perform swimming pool maintenance and cleaning
- Inspect grounds, buildings, and other community features daily
- Manage preventative maintenance program
- Maintain well-organized and properly stocked maintenance shop
- Assist in hazard communications program
- Participate in unit inspections
- Monitor inventory of equipment and supplies
- Report any observed violations of community rules and regulations
- Utilize property resources, equipment and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
- Manage excellent customer service
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community
Physical Requirements
- Regularly move about to accomplish tasks or move from one worksite to another
- Frequently ascend and descend ladders, stairs, ramps, step stools, etc.
- Move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching
- Lift and place objects of 100+ lbs.
- Communicate with others to exchange information
- Repeat motions that may include wrists, hands and/or fingers
- Operate machinery and power tools
- Operate motor vehicles and/or golf carts
- Assess the accuracy, neatness, and thoroughness of the work assigned
- Identify and inspect objects and areas
- Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals
- Able to work overtime, weekends, night hours (on-call property emergencies)
Education/Experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Demands
- Remain in a stationary position, often standing or sitting for prolonged periods
Licenses/Equipment
- Reliable transportation due to the emergency on-call requirement
Salary Range
$24 per hour to $27 per hour
