Bilingual Maintenance Supervisor

About the role
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee assigned staff and vendors, ensuring the maintenance of the property. Bilingual candidates are preferred.
Responsibilities
- Maintenance Management
- Regular/daily onsite attendance is required
- Coordinate, schedule, and respond to resident/management requests and work orders
- Ensure all repairs and replacements necessary for community common areas and units
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Maintain hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Responsible for essential control of community
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Participate in on-call emergency at community
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)
- Personnel Management
- Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff
- Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed
- Provide Community Manager input regarding employee performance evaluations
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Promote harmony and quality job performance of staff through support and effective leadership
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Requirements
- High School Diploma or Equivalent
- EPA & CPO certification required; HVAC desired
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Must have reliable transportation due to the emergency on-call requirement
Physical Requirements
Small – Mid-Sized Properties (smaller staff):
- Regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others, use wrists/hands/fingers in repeating motions, identify and inspect objects and areas, and work overtime, weekends, and night hours (on-call property emergencies)
- Frequently required to move into different positions (tight/confined spaces, traverse flat/uneven terrain, ascend/descend stairs/ladders/ramps, work overhead, operate machinery/power tools, operate motor vehicles/golf carts, adjust/move objects of 100+ lbs., exposed to outdoor weather elements and hazardous chemicals)
- Occasionally required to remain stationary (standing/sitting) for prolonged periods
Large-Sized Properties (large staff):
- Regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others, identify and inspect objects and areas, and work overtime, weekends, and night hours (on-call property emergencies)
- Frequently required to move into different positions (tight/confined spaces, ascend/descend stairs/ladders/ramps, traverse flat/uneven terrain, work overhead, use wrists/hands/fingers in repeating motions, operate machinery/power tools, operate motor vehicles/golf carts, exposed to outdoor weather elements and hazardous chemicals)
- Occasionally required to remain stationary (standing/sitting) for prolonged periods, lift/placing objects of 100+ lbs., and adjust/move objects of 100+ lbs. in all directions
Pay
Salary Range: $27 per hour to $32 per hour. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
