About the role
As a Property Manager at Two Coast Living, you’ll lead daily operations of one of our multifamily communities, managing on-site teams and delivering an exceptional living experience for residents. You’ll drive occupancy, resident satisfaction, and revenue while overseeing the numbers, experience, and culture of the property.
Responsibilities
- Oversee all day-to-day operations, including leasing, resident relations, work orders, and vendor coordination.
- Hire, train, schedule, and support on-site leasing and maintenance teams to foster a positive, high-performing culture.
- Collaborate with marketing partners to promote the property, attract new residents, and renew existing leases.
- Manage budgets, control expenses, maximize revenue, and ensure timely rent collection.
- Serve as the primary contact for residents, resolving concerns and creating a welcoming community.
- Conduct regular property inspections, support unit readiness, and oversee maintenance standards and capital improvements.
- Submit accurate financial reports, manage payroll/commissions, and ensure compliance with local, state, and federal regulations.
- Engage with local apartment associations, monitor competitors, and build a strong community reputation.
Requirements
- At least 4 years of multifamily property management experience, with 2+ years leading a team.
- Bilingual (Portuguese/English) communication skills are highly valued.
- Strong organizational skills, attention to detail, and ability to prioritize and meet deadlines.
- Clear, professional communication for residents, staff, and presentations.
- Customer-focused mindset with a commitment to resident satisfaction.
- Financial acumen, including experience with rent rolls, budgets, reporting, and expense management.
- Proficiency with property management systems (e.g., Entrata), Microsoft Office, and digital tools.
- Positive, proactive leadership with the ability to stay calm under pressure.
Qualifications
- Undergraduate degree or equivalent work experience managing large multifamily properties.
- Minimum 4 years of residential property management experience, with a proven track record in leasing or sales.
- Minimum 2 years of experience supervising two or more employees.
- Proficiency with Microsoft Office and general business/accounting concepts.
- High-school graduate-level mathematical proficiency and ability to read/develop financial statements.
- Valid driver’s license for business-related travel.

Schedule
- Full-time, on-site leadership role.
- Must work busiest days, including Fridays, Saturdays (and at least one Sunday a month), and holidays.
- At least one closing shift weekly.
- High-traffic holiday periods scheduled according to company standards (supervisor approval required).
- Occasional travel for business using company or personal vehicle.
Physical Requirements
- General office environment with ability to lift or move items up to 10 pounds.
- Ability to sit or stand for extended periods, walk, climb stairs, and perform tasks in various weather conditions.
