About the role

As a Controls Service Technician III, you will work as part of the LONG Service Team to support our customer base and Impact-Driven Service (Commercial HVAC Controls Service) offering, which includes Fault Detection & Diagnostics (FDD) software and task management. You will collaborate with the Service Supervisor, HVAC Systems & Energy Analysts, salespeople, other Controls Service Technicians, dispatchers, and contract administrators to deliver service offerings for our clients.

You will leverage your experience to support our Impact-Driven Service by understanding diagnostics and tasks from the FDD platform and resolving root causes. Responsibilities include prioritizing FDD system outputs, troubleshooting HVAC system performance issues, investigating existing programming, adjusting setpoints, tuning loops, and performing complex HVAC controls programming to optimize performance. You may also respond to break/fix issues, provide mechanical system troubleshooting support, and handle urgent client service calls. Additionally, you will mentor and guide junior service technicians.

Responsibilities

  • Utilize the FDD platform to evaluate faults, diagnostics, equipment, and building performance, and provide recommendations to improve system performance and energy efficiency.
  • Analyze existing programming logic, compare intended/designed Sequence of Operations (SoO) with building or equipment nuances, and optimize programming to address FDD faults and opportunities.
  • Determine effective actions based on FDD findings, controls plans, mechanical system operation, and BAS data, considering overall system dynamics.
  • Program, tune, and adjust control setpoints within manufacturers' and engineering design recommendations in accordance with LONG standards.
  • Perform calibration and point-to-point troubleshooting of control systems and equipment to verify or improve operation.
  • Update drawings and maintain records of equipment for as-built documentation; submit redlined drafting to application engineers.
  • Instruct clients’ personnel on the operation and maintenance of HVAC control systems, sequences of operation, and energy optimization.
  • Assist with client needs outside of FDD faults, including troubleshooting and modifications to graphics, user setup, alarming, system communication, integration, hardware/software updates, and wiring.
  • Become proficient in Clockworks Platforms and utilize them for fault detection, diagnostics, and data analysis to generate insights.
  • Create, modify, edit, assign, and manage dashboards for clients, the Analytics Team, and technical users.
  • Review diagnostics to identify faults and opportunities, communicate solutions to stakeholders, and create, assign, and track tasks for issue resolution.
  • Pursue in-depth product and service knowledge and acquire deeper technical skills.
  • Alert service and sales managers about additional business opportunities aligned with company strategy and goals.
  • Independently create pricing and quotes, including time and materials (T&M) estimates, for small projects or upgrades.
  • Perform preventative maintenance such as cleaning, part replacements, software updates, or system optimizations.
  • Diagnose a broad range of complex system issues and rectify them to client satisfaction and LONG standards.
  • Program databases for supported systems to meet specified sequences of operation and manufacturers' recommendations.
  • Perform on-call work on a periodic basis.
  • Other duties as assigned.

Requirements

  • Associate degree from a tech school (or equivalent service experience).
  • 5+ years of DDC/BAS control system construction or service experience.
  • 4 years of experience in a customer-facing or customer support role.
  • 2+ years of DDC/BAS control system programming and integration experience.
  • Ability to legally operate a company vehicle.
  • Experience with commercial HVAC control systems, installation, and construction procedures.
  • Extensive knowledge of building automation systems, controls integration, and communication protocols including BACnet, Modbus, and LON.
  • Ability to read and understand complex control diagrams, wiring diagrams, engineering specifications, and mechanical drawings.
  • In-depth understanding of complex HVAC systems to troubleshoot equipment, components, systems, integration, and Sequences of Operations.
  • Building Automation System custom programming and troubleshooting skills, preferred with KMC, Distech, and Tridium Niagara.
  • High degree of proficiency with IT assets used in commercial HVAC systems, Building Automation Systems, and office environments.
  • Strong written and verbal communication skills.
  • Excellent customer service skills.
  • Proficiency in writing, reviewing, and editing technical documentation.

Preferred Qualifications

  • Bachelor’s degree in mechanical engineering, electrical engineering, or related field, or equivalent combination of education and experience in HVAC and building controls.
  • 2+ years of Energy Engineering, Commissioning, or HVAC design experience.

Physical Requirements

  • Ability to stand for extended periods, climb ladders or scaffolds, and work in tight spaces.
  • Ability to lift 50 lbs. from floor to countertop and countertop to floor.
  • Ability to climb ladders and function at heights.

Work environment includes inside and outside conditions, consistent in-state travel to jobsites, and potential exposure to high precarious places, general construction hazards, and driving in inclement weather.
