About the role

GIC Real Estate was an early entrant among institutional investors in real estate, including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments. Today, we deploy long-term capital through direct investments (equity and debt) as well as fund investments and co-investments across sectors, regions, and the capital stack.

The Real Estate Funds & Co-Investments team identifies and invests with leading real estate fund managers globally, as well as in selective co-investments alongside our fund partners. We have over 60 active relationships with fund managers and have executed on hundreds of co-investment opportunities.

You will be part of a team that ranks among the top global real estate investors, helping manage a multi-billion-dollar portfolio of real estate fund commitments and co-investments globally. You will gain broad exposure across fund investments and co-investments, and enjoy significant responsibilities spanning from investment underwriting and selection to meeting and developing relationships with leading real estate managers.

Responsibilities

  • Work as a key member of small deal teams to diligence, assess, and execute real estate fund investments and co-investments
  • Take on a primary role in fund-level and asset-level financial modeling
  • Present investment proposals to the investment committee
  • Review fund documentation alongside external counsel
  • Monitor and manage existing fund investments and co-investments
  • Help build and maintain relationships with existing and new fund managers
  • Represent GIC at our investee funds’ annual investor meetings and LP advisory committee meetings
  • Work on special projects as required

Requirements

  • Bachelor’s degree with a business, finance, or real estate finance focus
  • Minimum of 2 years of investment banking or real estate experience
  • Strong modeling, research, writing, and presentation skills
  • Team player with a strong work ethic and communication skills
  • Proactive self-starter, able to work independently and develop a point of view
  • Excellent analytical skills and ability to work on multiple projects simultaneously

Pay

Total pay for this position comprises base pay and bonus. The anticipated base salary range for this role is between $121,500 and $161,000. Bonuses, which may form a meaningful proportion of the total pay package, are determined based on company and individual performance.
