About the role
April Housing is seeking an Associate in the Investments group to join the company’s Los Angeles office. This role supports and executes transactions across April Housing’s investment platform, with an initial focus on disposition workstream.
Responsibilities
- Take a central role in executing dispositions, including initial underwriting, marketing, managing diligence processes, coordinating timelines, and supporting negotiations through closing
- Perform detailed financial modeling, valuation, and hold-sell analysis to support investment decisions
- Serve as a key point of coordination with buyers, brokers, partners, and third-party advisors
- Navigate complex partnership dynamics and consent processes with sound judgment and professionalism
- Contribute to process improvements and best practices across the Investments platform
- Ability to pivot based on business strategy between dispositions and acquisitions
Requirements
- Bachelor’s degree, preferably in finance, math, economics, real estate, accounting, engineering, or a related field
- 3–5 years of real estate transaction experience, with exposure to affordable housing strongly preferred
- Demonstrated experience executing transactions with limited supervision, with direct involvement in dispositions a plus
- Strong financial modeling and analytical skills, with a solid understanding of real estate fundamentals
- Working knowledge of LIHTC structures and affordable housing regulatory considerations
- Strong written and verbal communication skills, with the ability to interact effectively with internal and external stakeholders
- Highly organized, detail-oriented, and capable of managing multiple priorities under tight timelines
- Comfort operating in ambiguous or high-stakes situations involving complex partnership dynamics
- Alignment with April Housing’s mission and long-term investment approach

- Ability to grow within the role and take on increased responsibilities over time

Benefits
- Base Compensation Range: $140,000.00 To $155,000.00 Annually
- Total Direct Compensation: This job is also eligible for discretionary bonus and incentive compensation on an annual basis
