About the role

The Associate Property Manager is responsible for maintaining multifamily communities to a market-ready standard, ensuring high levels of service at all times. They oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, and more.

Responsibilities

  • Assisting the Regional Property Manager with the overall operations of the building.
  • Ensuring the smooth running of the community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Completing lease/renewal paperwork to ensure completion to company standards.
  • Tracking and evaluating advertising and all client traffic.
  • Leading by example, instilling, maintaining, and modeling the Cushman & Wakefield mission to be the best national management company.
  • Supervising day-to-day operations of the entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
  • Maintaining effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintaining residents' files in accordance with company's standards.
  • Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Managing and maintaining all aspects of the community budget and finances.
  • Working with leasing staff to ensure that leasing/marketing goals are being met.

Competencies

  • Effective communication and customer service skills.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping, and sales skills.
  • Excellent oral and written communication skills.
  • Determine leasing opportunities of staff and work on goal setting; improving the performance of each staff member.
  • Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are being followed.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Be able to manage a team.

Important Experience

  • 3+ years of Property Management experience.
  • 1+ years of Management experience.

Physical Demands

  • Regularly required to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions.
  • Regularly required to remain in a stationary position (sit or stand) for 85% of the time.
  • Regularly use hands to operate office machinery.
  • Regularly required to walk, talk, and hear.

Compensation

$31.45 - $37.00 per hour
