Associate Project Manager (Facility Asset Management)

Ensures that all assigned projects are properly scoped, designed, and executed with an emphasis on strict scope, budget, and schedule control. Manages each project from inception to completion, delivering within approved budget and schedule while maintaining high quality, cost-effectiveness, and efficiency.

Responsibilities

  • Safety: Oversee overall project safety, including final approval of contractor-submitted safety plans and compliance with project safety plans, regulatory (OSHA) requirements, corporate governance, and Facilities Asset Management (FAM) Standard Operating Guide (SOG).
  • Planning & Development:
    • Develop, plan, execute, and close out all aspects of the project lifecycle, including design, implementation, budget, cash flow reporting, and maintaining accurate Estimated Forecast to Complete (EFC) for financial reporting.
    • Lead project scope development, options analysis, and estimate development with support from the Project Estimator.
    • Develop project implementation strategy and schedule with the Project Scheduler.
    • Obtain funding approval before implementation with support from the Project Controller.
    • Manage project timelines and schedules to meet client expectations and minimize operational impact.
  • Teamwork and Collaboration:
    • Assemble project teams with internal and external resources.
    • Oversee team efforts to ensure integrated delivery against project goals.
    • Develop and maintain positive relationships with team members, customers, and clients.
    • Partner with all lines of business (LOB) to align the final product with intended business objectives.
  • Contract Development: Support contract administration, including scope of work, unit costing, bid alternates, and operational constraints for contract preparation.
  • Project Schedule: Establish critical path tasks, ensure schedule compliance, and manage contractor manpower to meet completion dates.
  • Client Communication:
    • Coordinate operational constraints and objectives for seamless project execution.
    • Communicate project status, schedule, financial, and guest impacts to Business Partners, Clients, and management.
    • Disseminate project information effectively to LOB clients and impacted Resort divisions.
  • Technical Competency:
    • Utilize construction management software and Microsoft Office Suite (Excel, Word, PowerPoint).
    • Leverage project and contract management systems in daily operations.
  • Process Competency:
    • Issue field directives, collect costing concurrence memos, convert to change orders, and manage approvals for accurate EFC reporting and timely job closeout.
    • Manage project budgets and provide spending updates with support from the Project Controller.
    • Collaborate with the Program Manager to accomplish objectives and improve business processes.
    • Focus on continuous performance improvement and efficiency.

Requirements

  • Four-year college degree (BA/BS) in project/construction management or related field and 2+ years of applicable hands-on project/construction experience, or 2 years of college and 8+ years of applicable hands-on project/construction experience.
  • Four years of project/construction management experience in hospitality, commercial, or industrial construction. Theme Park construction experience is a plus.
  • Proven knowledge of project management processes and ability to manage a portfolio of projects over $4M annually.
  • Experience with project accounting, estimating, scheduling, budgeting, document management, best-value contracting, contract management, and cost forecasting.
  • Knowledge of construction materials, methods, and techniques, as well as applicable codes (UBC, NEC, UFC).
  • Excellent oral and written communication skills, including the ability to prepare executive presentations.
  • Outstanding attention to detail and organizational skills.
  • Demonstrated leadership and problem-solving abilities.
  • Proficiency in Windows, Excel, and PowerPoint.
  • Ability to communicate effectively with all levels, from hourly crafts to executives.
  • Strong customer service orientation and analytical skills.
  • Ability to identify project-related risks and propose mitigation plans.

Preferred Qualifications

  • MBA in Project/Construction Management or related field.
  • Knowledge of Primavera P6, MS Access, and/or PMWeb.

Pay

The hiring range for this position in Anaheim is $104,800.00 - $128,000.00 per year. The base pay offered may vary based on internal equity, geographic region, job-related knowledge, skills, and experience. Additional compensation may include bonuses and/or long-term incentive units, along with medical, financial, and other benefits, depending on the position level.
