Responsibilities
- Negotiate deal structure and leases; prepare proposals for new and renewing tenants for assigned space.
- Collaborate with the Related Office team to develop marketing materials and events to lease available space in partnership with architectural/graphic design firms, writing consultants, party planners, and exclusive brokers.
- Conduct financial modeling and analysis relating to all aspects of a transaction using Excel and the net effective rent databases.
- Provide brokerage calculations.
- Analyze, prepare, and implement business plan for assigned portfolio in accordance with established goals and objectives related to leasing activity as defined by the Related Office team.
- Implement leasing and marketing programs including supervision of exclusive brokers on projects.
- Oversee and manage exclusive brokerage relationships, ensuring alignment with Related’s objectives and performance targets.
- Conduct presentations and tours of space to potential user groups, brokerage firms, lenders/investors, and potential tenants.
- Stay up to date on market information, including absorption, market trends, tenants in the market, comps, and market news; prepare reports with relevant statistics.
- Prepare and negotiate Letters of Intent, lease documents, sublease agreements, and commission agreements in coordination with in-house and outside counsel.
- Maintain and monitor the leasing activity and comparable transaction databases.
- Participate in weekly cross functional meetings between Leasing, Construction, and Property Management teams to ensure efficient communication throughout the leasing process.
- Build and maintain active relationships with current tenants and brokerage community.
- Aid in the preparation of lease abstracts.
- Read, analyze and negotiate lease and sublease documents, commission agreements and other agreements in conjunction with in-house and outside counsel.
- Conduct due diligence on current and prospective properties and support the leasing diligence for new acquisitions.
- Represent Related at industry organizations such as REBNY and YMWREA.
Qualifications
- Bachelor’s Degree (BA/BS) required.
- 3 - 7 years of commercial office leasing, brokerage, or other related fields.
- Strong financial acumen with demonstrated experience underwriting and structuring commercial lease transactions.
- Knowledge of the Manhattan office market is strongly preferred.
- Valid Real Estate Salesperson License preferred.
- Ability to manage multiple transactions simultaneously in a fast-paced environment.
- Exceptional analytical, negotiation, and problem-solving skills.
- Strong written and verbal communication skills with the ability to interface confidently with senior leadership, tenants, and brokerage professionals.
- Advanced proficiency in Microsoft Excel and Microsoft Office Suite.
- Willingness and ability to travel as needed.
