Key Responsibilities
- Market Coverage: Support the Director of Acquisitions & Dispositions to cover the Central US markets (Dallas, Houston, Austin, Chicago, Denver, Salt Lake, Indianapolis, Minneapolis). As needed, assist the East Coast markets team to cover Orlando, Miami and Atlanta.
- Business Plan Development: Assist in developing investment business plans by identifying value drivers and supporting value-add strategies.
- Underwriting: Assist with leasing, capital expenditure, financing, and exit assumption modeling.
- Financial Analysis: Prepare financial models and underwriting analyses utilizing Excel and Argus in partnership with the Financial Analytics team. Prepare cash flow models that will be utilized to value real estate investments.
- Market Research: Conduct market research utilizing CoStar, broker relationships, and internal resources to identify market trends and comparable transactions.
- Due Diligence: Support due diligence by reviewing leases, third-party reports, financing information, operating statements, and closing documents. Coordinate with the Transactions team throughout the acquisition process.
- Transaction Execution: Assist in preparing investment memoranda and investment committee memos for recommended acquisition opportunities.
- Investor Relations: Support investor due diligence requests and assist with property tours when needed.
- Asset Management: Facilitate the transition of assets between the acquisitions and asset management team. Assist with portfolio performance reviews and monitor capital improvement progress. Make recommendations using Buy/Sell analysis.
- Dispositions: Assist with disposition and recapitalization activities including underwriting reviews and due diligence responses.
- Reporting: Maintain accurate pipeline information and support departmental reporting.
- Teammate: Assist new employees on the acquisition process and in the transfer of knowledge as the deal transitions through its lifecycle.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics or other related business discipline
- Approximately 3-5 years of commercial real estate acquisitions or investment analysis experience
- Experience with financial modeling using Excel and Argus.
- Strong analytical and organizational skills.
- Excellent written and verbal communication skills.
- Demonstrates initiative, collaboration, and attention to detail.
- Knowledge of Central industrial markets; preferably in Texas and/or Chicago
- Demonstrates a positive and team-oriented attitude
- Ability to travel (approximately 10-20%) within the designated region
- Champion the use of AI and emerging technologies to improve process efficiency
