ESSENTIAL JOB DUTIES
- Ensuring the smooth running of our community in a fast-paced environment.
- Aid the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Aid the Property Manager with providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
- Complete lease/renewal paperwork to ensure completion of company standards.
- Track and evaluate advertising, and all client traffic.
- Aid the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
- Aid the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
- Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
- Maintain residents' files in accordance with company standards.
- Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
- Manage and maintain all aspects of overall community budget and finances.
- Work with leasing staff to ensure that leasing/marketing goals are being met.
COMPETENCIES
- Effective communication and customer service skills.
- Computer literate, including Microsoft Office Suite and internet navigation skills.
- General office, bookkeeping and sales skills and excellent oral and written communication skills.
- Determine leasing opportunities of staff and work on goal setting – improving the performance of each staff member.
- Serve as a supervisor, managing a team, ensuring that all C&W policies and procedures are being followed.
- Work with leasing staff to ensure that leasing/marketing goals are being met.
- Be able to manage a team.
- Perform any other related duties as required or assigned.
IMPORTANT EDUCATION AND EXPERIENCE
- Bachelor’s Degree preferred
- High School Diploma, GED, Technical or Vocational school required
- 1+ years of on-site Affordable Multifamily Property Management experience required, including Affordable leasing, and providing superior resident support service.
- Yardi systems experience required.
- Strong preference for CRM, Knock systems experience.
- Required on-site schedule MON-FRI 9am-5pm, plus occasional SAT leasing tour support.
- Strong preference for Affordable Multifamily Assistant Property Manager experience, including rent collection and delinquency process management thru evictions process.
WORK ENVIRONMENT
- This job operates in a professional office environment.
- This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
- Regularly required to travel outside between properties in varying weather conditions.
PHYSICAL DEMANDS
- While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time.
- The employee must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
- The employee must demonstrate the ability to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.
