Our organization includes development, construction, property management and investment management with a specialty in multifamily housing and self-storage facilities. Our executives are involved daily and work closely with over 375 colleagues in multiple states throughout the Midwest and Southeast. As an Assistant Property Manager you will:
- Assist in the management of the daily operations of assigned property to ensure profitability to Sterling Management and 100% compliance with all Sterling policies and procedures.
- Assist in the development of and/or implementation of the Sterling 5 P’s Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers.
- Maintain all office and supervisory functions in the Property Manager’s absence.
- Manage lease renewals and move-ins, ensuring all paperwork and processes are completed accurately.
- Aid in managing resident files, ensuring all documentation is up to date and compliant with company and legal requirements.
- Aid in preparing reports and budgets, tracking income and expenses.
- Help with marketing efforts, such as property advertising, online listings, social media engagement, and promotional events to attract new tenants.
- Maintain an understanding of the property's competitive landscape and suggest pricing and marketing strategies to attract high-quality tenants.
- Aid in managing eviction processes, ensuring legal procedures are followed appropriately.
- Update, organize, and maintain electronic resident files and all tracking reports.
- Prepare electronic lease agreements and resident move-in packets, ensuring all resident documentation is accurately uploaded and properly labeled in their Yardi account.
- Aid in lead management and property and apartment tours with prospective applicants and document each interaction including shows within Yardi's CRM system.
- Avoid a visit-to-application and appointment-to-show closing ratio.
- Aid applicants throughout the application process. Process rental applications and lease agreements per policy and submit all applications to the Property Manager for final approval.
- Process rental payments in Yardi promptly, issue late notices, apply late fees, perform occupancy checks, and update Yardi with delinquency memos. Carry out collection efforts in alignment with company policies, striving to achieve budgeted delinquency goals.
- Handle tenant inquiries, concerns, and complaints, providing solutions in a professional and timely manner.
- Follow up with current residents to ensure satisfaction and help reduce turnover.
- Aid in the lease renewal process by tracking upcoming expirations, sending timely notices to residents, negotiating renewal terms, and ensuring completed renewals are accurately documented in Yardi’s system, all in accordance with company policies and occupancy goals.
Qualifications
- A High School Diploma or G.E.D. equivalent.
- A minimum of two (2) years’ experience in property management, retail service, or sales.
- Excellent interpersonal relations, communicative skills and a customer-focused service orientation.
- Knowledge in Microsoft Office programs (Word, Excel, Outlook) required.

- Must be able to pass a drug test, driving record, credit check, criminal history, and background checks prior to employment with Sterling Management Ltd.
- Physical Demands: Ability to read and comprehend moderately complex documents. Ability to verbally and in writing communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations. Frequently operates a computer and other office productivity equipment, such as a copy machine, printer, telephone or fax machine. Moderate level of repetitive typing using a computer keyboard. Must be able to frequently walk the apartment community. Occasionally lift, carry and/or move up to 20 pounds. The noise level in the work environment will be moderate. Ability to travel to different work sites via personal automobile, rental car, airplane and other public transportation modes on occasion.

Pay Range
$24 - $25 per hour
