Assistant Manager, Janitorial Services
About the role
The Assistant Manager of Janitorial Services oversees building operations, janitorial services, and facility maintenance to ensure compliance with cleanliness and safety standards. This role conducts inspections, manages vendor contracts, supervises custodial staff, and provides recommendations on facility improvements and budget planning. Additionally, the position plays a critical role in emergency response efforts related to disasters or facility disruptions.
Strong leadership, organizational, and problem-solving skills are required, along with knowledge of facility management, janitorial operations, contract oversight, and health and safety regulations.
Responsibilities
- Develops and implements janitorial service plans, monitors performance, evaluates service effectiveness, and makes recommendations for improvements while ensuring compliance with facilities management standards, health and safety regulations, and contractual agreements.
- Assists in the development of long-term facility improvement plans and policy development for janitorial operations.
- Oversees and ensures adherence to janitorial standards, agreements for leased spaces, vendor contracts (vending, water, and exterminator deficiencies), and facility cleanliness guidelines.
- Conducts weekly audits and compliance reviews, identifies service gaps, and implements corrective actions.
- Oversees 24/7 property operations and conducts both office-based and on-site evaluations of ongoing projects.
- Reports hazardous conditions, maintenance deficiencies, and safety concerns to facilities management leadership.
- Supervises the Supervisor(s) of Janitorial Services and the Lead Custodian(s), providing guidance and professional development.
- Oversees Janitorial staff scheduling and ensures efficient resource allocation.
- Facilitates training programs to enhance custodial staff performance and service quality.
- Assists in developing janitorial services budget while ensuring cost-effective allocations of resources.
- Orders custodial supplies and parts from vendors in alignment with budgetary constraints.
- Serves as a key point of contact during facility emergencies, including natural disasters, pandemics, and janitorial incidents.
- Coordinates response efforts and ensures continuity of janitorial operations during crises.
- Collaborates with facilities management leadership to implement emergency response protocols.
Requirements
- High School diploma or equivalent.
- Four (4) years of experience in a supervisory or management role, including two (2) years in facility maintenance and two (2) years in janitorial customer service.
- Valid Texas driver's license.
Skills
- Knowledge of administrative principles, leadership techniques, employee development, and performance management.
- Understanding of financial reports, expense tracking, and cost management.

Physical Demands
Medium work - Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Schedule
This is a full-time position with typical work hours of Monday - Friday from 7:00 AM - 3:30 PM. The position may require flexible work hours, including evenings, nights, and weekends, as needed.
This position is considered essential personnel and may require working before, during, or after an emergency or disaster at the department's discretion.
Work Environment
This role involves operating within an office and outdoor setting. Possible work exposures include dangerous chemicals, loud noises, inclement weather, or various temperature changes.
