About the role
The United Group of Companies, Inc., a full-service, vertically integrated leader in real estate development and management with over 50 years of industry expertise, seeks an Assistant Property Manager to join its team at Parkstead Gouverneur, one of its professionally managed multi-family communities in Gouverneur, NY.
Responsibilities
- Prepares advertising and marketing materials
- Completes and distributes weekly and/or monthly sales reports
- Makes recommendations to improve marketing and leasing programs
- Tours visitors of the community
- Shows apartments to interested guests
- Encourages interested guests to apply for residency
- Leases apartments to qualified applicants
- Aids in the application process
- Closes sale of apartments
- Maintains units leased to meet or exceed budget
- Assists in the rent collection process and rent manager program
- Reviews the Property complaint log to identify areas in need of remediation or assistance
- Plans, assists with, and supports on-site resident events and programming
- Prepares all accounts payable for Property Manager's approval
- Prepares all month end reports for Property Manager's approval
- Aids in the preparation of the budget
- Reports on variances from budget
- Prepares all paperwork relating to move-ins and move-outs
- Inputs all data into computer system
- Prepares all necessary paperwork and items related for resident move-ins and/or renewals
- Demonstrates the ability to handle emergencies that may arise on site
- Communicates all problems and makes recommendations to the Property Manager
- Aids in performing follow-up inspections of maintenance work orders
- Makes regular inspections of the property grounds, including all common hallways/areas, interior, and exterior spaces as needed
- Aids the Maintenance team by making recommendations for physical repairs, replacements, and/or improvements when identified and approved
- Recommends purchasing supplies, materials, equipment, and related items as needed and when approved
Requirements
- Bachelor's degree or related experience in Property Management
- 2+ years of property management experience, specifically in leasing and/or office administration
- Working knowledge of Microsoft Office, Entrata, and Canva preferred
- Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred
