About the role

The Assistant Property Manager supports the Property Manager in overseeing the overall operations of the property. This includes ensuring efficient operations, managing supplier contracts and maintenance, lease administration, monthly reporting, and delivering a positive experience for residents, associates, and property owners.

  • Assist the Property Manager in day-to-day operations, including resident satisfaction, retention, and full resident lifecycle activities.
  • Maintain operations guidelines established within the property management agreement.
  • Manage accounts receivable: collect rent, post rent, make daily bank deposits, and maintain a balanced, accurate rent roll.
  • Complete daily, weekly, and monthly financial and leasing reports accurately and on time.
  • Audit records and files to identify dates requiring administrative action (e.g., lease expirations, delinquent accounts, unlawful detainers).
  • Collect delinquent account balances from previous residents.
  • Process evictions, including all necessary paperwork, serving notices, and attending court hearings.
  • Lease apartments as needed and shop competitive properties.
  • Inspect buildings and grounds for safety and cleanliness; report maintenance needs.
  • Process move-ins, move-outs, and lease renewals.
  • Audit all new and current lease agreements and resident files for accuracy.
  • Assist the Property Manager in training staff on leasing, marketing, maintenance, and general office operations.
  • Prepare routine correspondence, rental notices, and other documents.
  • Assist with resident relations and problem resolution.
  • Assume responsibility for property operations in the Property Manager’s absence.
  • Comply with all company policies, safety rules, and applicable laws.
  • Perform other duties as assigned.

Requirements

  • High school diploma required; Bachelor’s degree preferred.
  • Two to three years of experience in property management required.
  • Knowledge of resident rental lifecycle activities required.
  • Real estate license preferred or may be required in some locations.
  • Prior experience with Yardi Voyager or equivalent system preferred.

Skills

  • Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
  • Excellent interpersonal skills for effective communication with all levels of management.
  • Sensitivity to confidential matters.
  • Ability to work independently and prioritize in a fast-paced environment.
  • Strong sense of urgency and ability to relay technical concerns accurately.
  • Ability to read, write, comprehend, and converse in English.
  • Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
  • Strong customer service and interpersonal skills.
  • Excellent organizational and time-management skills.
  • Ability to defuse situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance required.
  • Must complete and pass Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days.

Pay

$28 to $30 per hour.

Schedule

Tuesday–Saturday.
