Assistant Property Manager

About the Role
The Assistant Property Manager supports the Property Manager in overseeing all aspects of property operations, ensuring efficient day-to-day management, resident satisfaction, and financial performance.
- Assist in managing day-to-day property operations, including resident satisfaction, retention, and full resident lifecycle activities.
- Maintain accounts receivable: collect rent, post payments, make daily bank deposits, and ensure an accurate rent roll.
- Complete daily, weekly, and monthly financial and leasing reports accurately and on time.
- Audit records and files to identify administrative action dates, such as lease expirations, delinquent accounts, and unlawful detainers.
- Collect delinquent account balances from previous residents and process evictions, including paperwork, notices, and court hearings.
- Lease apartments as needed and conduct competitive property shopping.
- Inspect buildings and grounds for safety and cleanliness; report maintenance needs.
- Process move-ins, move-outs, and lease renewals.
- Audit lease agreements and resident files for accuracy.
- Assist in training staff on leasing, marketing, maintenance, and office operations.
- Prepare routine correspondence, rental notices, and memorandums.
- Support resident relations and problem resolution.
- Assume responsibility for property operations in the absence of the Property Manager.
- Comply with company policies, safety regulations, and local, state, and federal laws.
- Perform other duties as assigned.
Requirements
- High school diploma required; Bachelor’s degree preferred.
- Two to three years of property management experience required.
- Knowledge of resident rental lifecycle activities is required.
- Real estate license preferred or may be required in some locations.
- Experience with Yardi Voyager or equivalent property management software preferred.
- Basic proficiency in Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
- Excellent interpersonal and communication skills for all levels of management.
- Ability to handle confidential matters with discretion.
- Strong organizational, time-management, and prioritization skills in a fast-paced environment.
- Ability to relay technical concerns clearly and accurately.
- Proficiency in reading, writing, and conversing in English.
- Ability to use office equipment (telephone, fax, printer, copier, key track system).
- Strong customer service skills and ability to relate to others.
- Ability to manage and de-escalate situations involving difficult or angry individuals.
- Valid driver’s license, clean driving record, and current auto insurance required.
- Must complete Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
