Assistant Project Manager - Construction (Multifamily)
About the role
The Assistant Project Manager assists with project planning, scheduling, resource allocation, project accounting, and document control under the direction of the Project Manager, Project Executive, or VP of Construction. They also provide technical direction and ensure compliance with quality standards, project planning, cost management, time management, contract administration, code compliance, and safety.
Responsibilities
- Budget: Assist in preparing scopes of work and assisting with estimating, soliciting bids, generating and reviewing budgets, establishing and maintaining buyout schedules, reviewing and qualifying bids, negotiating pricing and terms, contracting with MBE/FBE trade and supplies, tracking deposits, and resolving subcontractor and supplier disputes.
- Quality: Ensure quality issues are documented and addressed, maintain adherence to quality standards, perform periodic site visits, review testing reports, and track warranty documents.
- Schedule: Prepare and update construction schedules, identify and report schedule impacts, document schedule delays, monitor certificate of occupancy timelines, and assist in updating turn schedules.
- Safety: Evaluate project hazards, coordinate with NRP Safety Department, attend preconstruction safety meetings, resolve safety conflicts, and maintain adherence to safety standards.
- Management: Notify unsuccessful bidders, obtain information for loan closing, resolve disputes, identify potential disputes, provide revised plans and specifications, procure and track shop drawings, submittals, and RFIs, manage the approval process, anticipate and avoid construction problems, prepare and manage meeting documents, communicate with the Project Superintendent and Project Manager, and coordinate warranty management.
Requirements
- Education: Bachelor’s degree in Construction or Civil related field preferred or equivalent relevant experience.
- Experience: 3+ years of experience managing multi-family projects with a stable employment history and proven track record.
- Technical Skills: Proficiency in Excel, Word, and Outlook; knowledge of Timberline, Bluebeam, Adobe, and Onscreen Takeoff software is a plus.
- Other Requirements: Driver's License required, OSHA 10-hour training preferred, first aid-AED training, and additional safety certifications are a plus.
Qualifications
The ideal candidate will have strong organizational skills, excellent communication abilities, and the ability to work independently and as part of a team. They should be able to handle multiple tasks simultaneously and prioritize effectively.
Skills
- Proficient in Excel, Word, and Outlook.
- Knowledge of Timberline, Bluebeam, Adobe, and Onscreen Takeoff software.
- Driver’s License.
- OSHA 10-hour training preferred.
- First Aid-AED training.
- Additional safety certifications a plus.
