HNN Communities is seeking a Full-Time Assistant Maintenance Supervisor to join their dynamic team in Everett, WA. HNN Communities is a privately held and owner-operated professional property management company specializing in multifamily and mixed-use properties throughout Washington State. They aim to provide outstanding housing with a focus on common sense investment property management, balancing short-term returns with long-term housing preservation and value.

Responsibilities

  • Maintain the physical condition and general upkeep of the community following Company operating and safety standards.
  • Thoroughly complete work orders within the expected timeframe according to Company policy and standards.
  • Manage and prepare make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs, according to Company unit turn policies and standards.
  • Afford assistance in scheduling contracted work required with Company approved vendors and update make-ready statuses and dates.
  • Afford and support in the administration of all maintenance related functions including tracking of inventory, data entry, and maintaining safety records within Company software.
  • Afford documentation in a timely manner including maintaining safety data sheets (SDS).
  • Afford cleaning and trashing out vacated apartment homes, including physical evictions. Properly document all abandoned belongings and storage/disposal according to Company policy.
  • Afford the management of all aspects of the community’s physical upkeep including community grounds, pool and spa, common areas, lighting, trash compactor, pet stations, building exteriors, railings and stairs, controlled access buildings, and amenities to keep areas clean, operational, and safe for all residents and guests.
  • Afford scheduling or performing proper testing and maintenance of community systems including pumps, boilers, fire control systems, elevators, backup generators, smoke and carbon monoxide detector systems, etc.
  • Afford scheduling and performing regular inspections of the community, including pre move-out inspections, move-out inspections, and preventative maintenance inspections (PMIs).
  • Afford the management of all supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas so that common areas are properly maintained.
  • Afford oversight of contractors when professional services and repairs are necessary.
  • Afford to act as the onsite supervisor in the absence of the Maintenance Supervisor.
  • Afford maintenance projects and tasks with minimal supervision consistent with Company policy and direction from supervisor.
  • Afford to promptly and professionally respond to after-hours emergency calls as assigned.
  • Afford to ensure all workshops and utility rooms are clean, orderly, and safe.
  • Afford to adhere to and enforce all requirements of the O & M manual including lock out/tag out and mold, moisture control and clean up procedures.
  • Afford to inform appropriate supervisor(s) of any observed or potentially hazardous situations for residents, team members, and guests, including all injuries/incidents.
  • Afford to uphold and enforce proper security practices including appropriate key control procedures.
  • Afford to participate in the success of resident events, community programing and local/non-profit programs as assigned.
  • Afford to complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
  • Afford to maintain and promote a reputation of excellence.
  • Afford to continuously work to improve community and company reputation scores.
  • Afford to implement new systems, programs and procedures as directed by the company.
  • Afford to effectively and appropriately use company technology and software.
  • Afford to work collaboratively and respectfully with peers, other team members and departments.

Qualifications

  • Minimum 2 years of related maintenance experience.
  • Preferrably relevant professional certifications such as CPO and CAMT.
  • Thorough knowledge of Federal Fair Housing and other applicable local, state, or federal regulations.
  • Ability to provide exceptional customer service to address the needs of residents in a friendly and professional manner.
  • Proficient using technology including MS Office Suite (Word, Excel, PowerPoint, and Outlook) and iPads/tablets.
  • Excellent written and verbal communication skills.
  • High school education or equivalent required.
  • Must be 18 years of age or older.
  • Valid driver's license required.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
