About the role

The Assistant Maintenance Supervisors at Camden are responsible for overseeing the maintenance of multifamily communities, focusing on creating positive experiences for residents through proactive and efficient service.

Responsibilities

  • Assist the Maintenance Supervisor in supervising and scheduling maintenance activities, including make-readies and service requests.
  • Monitor and prioritize service requests and tasks, identifying and addressing emergencies promptly.
  • Perform preventative maintenance on community and apartment appliances and equipment.
  • Prepare vacant apartments for move-in, including making necessary repairs or replacements.
  • Manage the make-ready process by walking vacant apartments after move-out, coordinating with vendors, and ensuring all repairs and replacements are completed.
  • Monitor and address continuous repairs, working with the team to identify causes and solutions.
  • Respond to and complete service requests, including appliance, plumbing, HVAC, and electrical repairs.
  • Maintain the community's appearance by replacing light bulbs, removing trash, painting, and performing other necessary repairs.
  • Provide excellent customer service to residents, guests, and vendors.
  • Identify and address safety concerns and maintenance needs within the community.
  • Aid in training and developing the maintenance staff.
  • Assist in maintaining inventory of repair supplies.
  • Contribute to grounds keeping, pool maintenance, housekeeping, notice distribution, apartment inspections, and other tasks as needed.
  • Maintain work areas and maintenance shops in an organized and clean condition.

Qualifications

  • A high school diploma and some college or trade school education preferred.
  • At least one year of general maintenance experience, with at least six months of apartment maintenance experience required.
  • EPA certification Type I, Type II, or Universal required; CPO certification preferred.
  • Ability to perform tile work, carpentry repairs, and the apartment make-ready process.
  • Certified Apartment Service Technician (CAMT) preferred.
  • Required certifications/permits for job responsibilities.
  • Valid driver’s license required for employees working at communities utilizing Low Speed Vehicles.
  • Exposure to constant activity requiring intermittent standing, bending, crouching, pushing/pulling, climbing, lifting up to 50 lbs., and carrying equipment over 50 lbs.
  • Manual dexterity sufficient to operate small-motorized equipment.
  • Normal hearing, vision, color discrimination, and depth perception necessary for machine operation.
  • Exposure to low to medium noise levels when using machinery or power tools.
  • Ability to read and write in English at an intermediate level to understand diagrams, meters, and instructions.
  • Ability to follow safety protocols and wear appropriate personal protective equipment (PPE).
  • Exposure to outdoor environments, including heat, cold, dampness, rain, and hazards that can be mitigated with proper lifting techniques, safety training, and PPE.
