Assistant Maintenance Supervisor

Responsibilities
- Assist the Maintenance Supervisor in overseeing on-site maintenance staff.
- Diagnose and repair issues in HVAC, electrical, plumbing, pool systems, carpentry, drywalling, exterior structural components, and appliances.
- Schedule, monitor, and perform preventative maintenance and apartment turns.
- Purchase maintenance supplies within the planned budget.
- Conduct inspections before and after move-ins, move-outs, and apartment turns to ensure compliance with Company Standards.
- Respond promptly to resident work order requests and delegate tasks effectively to maintenance staff.
- Perform regular property inspections to maintain cleanliness and identify potential issues.
- Obtain bids from outside contractors and ensure work is completed to the highest standards.
- Prepare and submit property invoices accurately.
- Aid in vendor selection and maintain positive vendor relationships.
- Provide high-quality customer service to prospective and current tenants.
- Participate in Company-provided training sessions (fair housing, safety, non-discrimination, harassment prevention, etc.).
- Comply with Company National Standards, health and safety rules, and local, state, and federal laws.
- Respond to on-call duty as scheduled.
- Perform daily inspections of pool and fitness areas to ensure safety.
Requirements
- Minimum 2 to 3 years of previous experience in property management maintenance, other building maintenance, or related trade is preferred
- Valid driver's license, a reliable vehicle, and auto insurance
- Ability to use standard maintenance equipment
- High School diploma or equivalent
- Ability to read, write, understand, and communicate in English
- Ability to use a personal computer and working knowledge of Microsoft Word and Excel, as well as other computer tracking systems used at the property

Pay
The hourly range for this role is $28-$32/hr. Actual compensation will depend on the candidate's qualifications and experience.
Schedule
Schedule: Tuesday - Saturday, 8:00am - 5:00pm. Rotating on call.
