About the role
The Assistant Maintenance Supervisor assists with organizing, directing, and managing the overall maintenance and preservation of a community with 450 units or more.
Responsibilities
- Assists the Service Manager in all maintenance-related tasks, including supervising maintenance staff and ensuring all areas of the community are maintained.
- Supervises proper levels of inventory, with approval as needed.
- Assists with contractors and researches competitive pricing of supplies.
- Implements and supervises a training program for the use of safety equipment in keeping with SDS.
- Tracks, monitors, and follows up on resident work orders in Yardi to ensure requests are completed within 24 hours.
- Performs apartment inspections and walk-through checklists on all vacant units.
- Leads and mentors maintenance staff by assisting with skill development and knowledge.
- Responds to emergency calls through the on-call monitoring service per policy.
- Makes general appliance repairs, carpet repairs, A/C repairs, and electrical repairs.
- Performs carpentry work, welding, painting, and plumbing duties as required.
- Moves appliances with assistance using an appliance dolly.
- Installs appliances and electrical fixtures as required.
- Reports any maintenance problems and ensures repairs are correctly completed in a timely manner.
- Leads and/or participates in an ongoing community preventive maintenance program.
- Adheres to and complies with company safety policies, rules, and OSHA safety standards.
- Assists in achieving positive Satisfacts reports by providing professional and courteous customer service.
- Assists with resident functions as required.
- Maintains a courteous and helpful demeanor with residents, prospective residents, co-workers, and vendors.
- Works on-call, overtime, weekends, holidays, and evenings as required.
- Must have a mode of communication to be contacted at home and respond in cases of emergency.
- May be transferred or assigned to work at another Highmark Community.
- Complies with all policies as outlined in the Operations Manual.
- Adheres to company key procedures.
- Maintains a clean and orderly shop.
- Performs other duties as assigned by the Service Manager, Community Director, or Assistant Community Director.
Qualifications
- Minimum of 3 years of experience in make-ready and on-site apartment maintenance.
- Average written and oral communication skills in English; bilingual in Spanish a plus.
- Must be able to direct, motivate, train, and develop subordinates.
- General knowledge of building codes and laws applicable to the community (e.g., Freon recovery, electrical, plumbing, swimming pools).
- High school diploma.
- Valid driver’s license and reliable transportation.
- Leadership skills.
- A/C Certification II #CARM.
