About the Role
The Assistant Maintenance Supervisor ensures the day-to-day maintenance operations and physical upkeep of the assigned property, compliance with Avenue5 policies and standards, and adherence to all local, state, and federal regulations. This role also supports the company’s risk management program.
Responsibilities
- Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Handle general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance for siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and more.
- Maintain the work order system by verifying timely completion of orders to company standards and resident satisfaction.
- Perform daily inspections of property grounds, buildings, and common area amenities to ensure safety, cleanliness, and identify maintenance needs.
- Assist with property emergencies, including snow, inclement weather, fires, and floods.
- Communicate promptly with the maintenance supervisor and property manager regarding all maintenance issues.
- Promote safety and risk management in accordance with local, federal, state, and company regulations.
- Monitor response times for emergency on-call/after-hours maintenance and participate in the on-call rotation as needed.
- Maintain high standards of cleanliness and curb appeal to promote resident satisfaction.
- Interact courteously and professionally with residents, potential residents, and external agencies.
- Conduct pre-move-in and post-move-out apartment inspections and ensure timely, quality unit turns.
- Mentor the maintenance team and maintain a professional demeanor and appearance.
- Adhere to all components of the company’s risk management program.
- Complete special projects as assigned by the maintenance supervisor or property manager.
Requirements
- High school diploma or equivalent required.
- Minimum two years of experience in property management or a directly related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
- Excellent customer service and interpersonal skills.
- Strong organizational, time-management, and multitasking abilities.
- Ability to perform basic mathematical functions.
- Capability to handle and defuse situations involving angry or difficult people.
- Commitment to maintaining confidentiality.
- Professional appearance and compliance with the prescribed uniform policy.

Pay
$29 to $30 per hour.
Schedule
Monday–Friday, 8:00 AM–5:00 PM.
