About the role
The Assistant Maintenance Supervisor oversees day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, local, state, and federal regulations, and the company risk-management program.
Responsibilities
- Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines
- Handle general carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
- Conduct proactive preventative maintenance on siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and other property elements
- Maintain the work-order system, ensuring timely completion to company standards and resident satisfaction
- Inspect property grounds, buildings, and common-area amenities daily to uphold safety, cleanliness, and identify maintenance needs
- Assist in managing property emergencies (snow, inclement weather, fires, floods) and communicate promptly with the maintenance supervisor and property manager
- Monitor and address emergency on-call/after-hours maintenance response times; participate in the on-call rotation as needed
- Promote resident satisfaction through high cleanliness standards, curb appeal, and professional interactions
- Foster collaborative relationships with residents, other properties, and associated agencies
- Conduct pre-move-in and post-move-out apartment inspections and ensure quality unit turns
- Mentor the maintenance team and maintain a professional demeanor and appearance
- Adhere to all components of the company risk-management program
- Complete special projects as assigned by the maintenance supervisor or property manager
Requirements
- High school diploma or equivalent
- Minimum two years of experience in property management or a directly related field
- General maintenance and carpentry skills
- Valid driver’s license, clean driving record, and current auto insurance
- Proficiency in reading, writing, and speaking English
- Ability to use general office equipment (telephone, fax, printer, copier, key-track system)
- Strong customer service, interpersonal, organizational, and time-management skills
- Ability to multitask, perform basic mathematical functions, and manage difficult situations with professionalism
- Commitment to maintaining confidentiality and a professional appearance in compliance with the uniform policy
- Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment
