Assistant Maintenance - Silver Springs Apartments - Tulsa, OK

About the Role

Valiant Residential is seeking an Assistant Maintenance who is responsible for assisting the maintenance supervisor, maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. The role ensures all duties are carried out with safety first and according to Valiant Residential policies.

Responsibilities

• Complete service requests made by residents within 24 hours.
• Implement and manage the system for handling resident service requests.
• Schedule the on-call rotation for staff and assist with service as necessary.
• Assist in conducting all business in accordance with company policies, procedures, and state/federal laws (e.g., ADA, Fair Housing, OSHA).
• Assist in distributing flyers and other materials.
• Keep safety materials current and accessible; promptly correct unsafe conditions.
• Maintain records of preventive maintenance, service requests, and make-ready status of vacant apartments.
• Schedule and perform minor/routine maintenance on equipment.
• Inspect and maintain tools in excellent condition.
• Diagnose and perform daily maintenance/repairs on electrical, plumbing, HVAC, appliances, irrigation systems, structural elements, and more.
• Handle “on-call” duties and participate in emergency schedules for evenings, weekends, and holidays.
• Assist in preparing the property for inspections.
• Perform additional duties as assigned by the property manager or Regional Community Supervisor.

Requirements

• Minimum 2 years of full-time experience in apartment maintenance or related trade (electricity, plumbing, carpentry, painting, HVAC).
• High school diploma or equivalent; Technical Certification is a plus.
• EPA refrigerant, transition, and recovery certification.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to travel within major metropolitan areas with possible overnight stays.
• Availability to work some weekends as needed.

Physical Requirements

• Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
• Ability to walk the property for up to 8 hours in various weather conditions.
• Ability to climb stairs.
• Ability to lift up to 30 lbs. as needed.
