Assistant Maintenance Engineer III

Responsibilities

• Assist the Maintenance Coordinator with facilitating maintenance functions for AltaPointe facilities.
• Oversee projects as assigned.
• Maintain air conditioners, heating, and plumbing equipment.
• Monitor contractors in conjunction with the Maintenance Coordinator.
• Provide direction to maintenance staff.
• Perform other maintenance assignments as necessary.
• Maintain equipment by properly inspecting, servicing, and/or repairing all equipment used during maintenance.
• Advise Supervisor of needed repairs.
• Supervise and assign the work of maintenance employees.
• Assign work orders and inspect work for completeness.
• Determine materials, equipment, and supplies to be used and monitor time on job.
• Ensure that all maintenance department employees are adequately trained.
• Assure the optimal functioning of building systems including mechanical, fire/life safety, property, plant, and equipment.
• Coordinate the development, implementation, and management of safety management activities.
• Take the lead in all building and property-related emergencies.
• Train staff on emergency response protocol and develop an on-call response system.
• Review invoices and expenditures with supervisor.
• Oversee records of all maintenance and service activities.
• Seek supervision and consultation as needed.
• Accept and employ suggestions for improvement.
• Actively work to enhance skills.

Requirements

• High school graduate or equivalent.
• At least 8 years of experience in the maintenance field, with 3 of those years in a supervisory capacity.
• Valid Alabama driver license and a good driving record.
• Ability to read and write.
• Ability to use power tools, hand tools, and electrical test equipment such as volt-ohm meters.
• Ability to read blueprints and schematics.
• Must be able to lift 50 pounds regularly.

Physical Requirements

• Occasionally necessary to crawl, reach above shoulder level, crouch.
• Frequently necessary to bend, squat, kneel, balance, push/pull equipment.
• Occasionally necessary to climb up to 10+ feet.
• Sitting for 2-3 hours and standing/walking for 3-5 hours daily.
• Occasionally lift or carry loads up to and including 100 lbs., frequently required to carry loads up to and including 34 lbs., continuously carry 10 lbs. for extended periods.
• Repetitive movement of both feet.
• Simple grasping, fine manipulation, and firm grasping with both hands necessary.
• Occasional working on unprotected heights, being around moving machinery, exposure to marked changes in temperature/humidity, driving automotive equipment, exposure to dust, fumes, and gases.
