About the Role
Our Assistant General Manager is a customer-centric leader who supports, mentors, and directs the team to ensure high levels of employee and resident engagement. This role acts as the General Manager in their absence and plays a key part in staff development, property administration, facilities management, financial performance, and customer experience.
Responsibilities
- Staff Development and Leadership:
- Set a Service Excellence standard and inspire teams to achieve it.
- Promote harmonious relations among residents, staff, and the surrounding community while enforcing company policies.
- Assist the General Manager with training, coaching, and developing exceptional team members.
- Property Administration:
- Coordinate and supervise contracted services (e.g., pest control, landscaping, snow removal, repairs).
- Advise on community aspects, including market conditions, physical property, policies, and emergencies.
- Deliver legal/resident notices and file evictions in compliance with local ordinances.
- Manage resident accounts, utility billing, accounts receivable, and regular audits.
- Facilities:
- Oversee curb appeal, common areas, and preventative maintenance to ensure safety.
- Inspect grounds, interiors, and amenities to ensure compliance with codes and company standards.
- Coordinate work orders with staff/vendors, ensuring timely completion and resident communication.
- Financial Performance:
- Maintain occupancy at or above 99% and collections at or above 98% of potential income.
- Perform lease processing, administration, and audits of property management software.
- Oversee collections to keep delinquencies under 2% of income.
- Achieve high net operating income (NOI) through cost control, revenue improvement, and budget management.
- Assist with monthly reports, budget targets, and variance reports.
- Ensure timely submission of invoicing, payroll, and hiring paperwork.
- Customer Experience & Sales:
- Manage customer sales interactions and direct team members to align with company standards.
- Execute customer engagement initiatives and marketing opportunities.
- Manage promotional materials and property incentives within budget.
- Partner with the Centralized Sales Team to achieve sales and revenue goals.
- Assist with hiring, employee retention, and attracting candidates.
Requirements
- Bachelor’s degree or 1+ years of experience in student/multi-family housing or equivalent education/experience.
- Proficiency in Microsoft Outlook, Word, Excel, and property management software (Entrata).
- Working knowledge of market-rate and LIHTC programs, Fair Housing Laws, and EEO Laws.
