About the role

The Meadowbrook School of Weston, a junior kindergarten through 8th grade school located in Weston, MA, seeks an Assistant Director of Facilities to join our community. This is a full-time, year-round, exempt position with an annual salary range of $80,000 to $95,000.

Responsibilities

  • Supervise and manage two full-time Facilities Technicians, including setting work priorities, approving time off, and managing daily workflow.
  • Mentor and train junior technicians and staff in the department, including performing annual performance reviews and setting growth goals for your direct reports.
  • Play a leading and decisive role in recommendations for the hiring, firing, advancement, promotion, and other changes of status for all direct reports.
  • Implement and interpret facilities operational policies and procedures to ensure compliance and efficiency across the department.
  • Act as the main point of contact for external services with vendors and contractors, overseeing their work.
  • Select, negotiate with, and approve service agreements for new contractors.
  • Manage and track departmental expenditures, approve invoices, and oversee purchase orders for facilities supplies and equipment.
  • Aid in developing and managing the annual capital and operating budgets.
  • Perform routine maintenance tasks related to the operation of buildings and grounds on campus.
  • Troubleshoot and repair HVAC systems, including boilers, chillers, and air handling units.
  • Perform preventive maintenance on HVAC equipment, such as changing filters, cleaning coils, and checking refrigerant levels.
  • Monitor and adjust building management systems to ensure optimal comfort and efficiency.
  • Diagnose and repair more advanced electrical problems, such as circuit breaker issues and lighting ballast replacement.
  • Address complex plumbing issues beyond simple repairs, such as repairing water heaters, pumps, and managing drainage systems.
  • Test and maintain fire alarm systems, including smoke detectors and fire extinguishers.
  • Maintain and troubleshoot security systems, such as alarms, CCTV cameras, and access control systems.
  • Follow all applicable safety rules and facilities procedures.
  • Engage and manage vendors when necessary on any major and/or complex technical issues.
  • Perform preventive maintenance as needed.
  • Act as the point of contact for all facilities maintenance requests.
  • Assign and oversee tasks such as setting up and breaking down for special events, receiving and unloading deliveries, keeping storage rooms organized, assisting with snow removal and grounds maintenance, assisting with set-up/take down and/or monitoring of afternoon sports games, monitoring parking and campus traffic, controlling access to campus and ensuring all doors/windows are locked after hours, and patrolling grounds, buildings, parking areas while on duty and investigating/reporting any suspicious or dangerous activity.
  • Step in to cover the above duties as needed and perform other duties as assigned.

Qualifications/Personal Attributes

  • A High School Diploma or GED is required.
  • 5 - 7+ years of maintenance experience is preferred.
  • Certifications in various building systems (e.g. HVAC, plumbing, or electrical, etc.) are preferred.
  • A drivers license is required.
  • The ability to work independently with minimal supervision and exercise sound judgment is essential.
  • Effective communication skills, both oral and in writing, with courtesy and professionalism are required.
  • The ability to establish and maintain effective working relationships with staff, contractors, and guests is necessary.
  • The ability to communicate punctually, keep required work schedules, and follow work rules is important.
  • An open, flexible, and adaptable approach to new challenges and tasks is encouraged.
  • The ability to treat others with respect, regardless of gender, race, sexual orientation, background, or ability is expected.
  • The ability to act with honesty and integrity at all times is crucial.
  • Good organizational and communication skills are necessary.
  • A certification in First Aid and CPR is required.
  • The physical ability to safely perform the various tasks required in accordance with OSHA regulations is necessary.
  • The ability to work outdoors during inclement weather is required.
  • The ability to lift up to 50 lbs, sit or stand for prolonged periods, climb stairs and ladders is necessary.
