Assistant Construction Project Manager

About the Role

This position supports the VP of Construction and project managers by assembling estimates for commercial and/or multifamily projects. The Assistant Project Manager collaborates with the construction team and both internal and external clients to fulfill project goals.

Responsibilities

  • Create proposals for both simple and complex Request for Proposal offerings.
  • Receive and evaluate quotes for applicable scopes and alignment with bid documents.
  • Qualify vendor proposals to ascertain scope duplication and/or omissions/exclusions.
  • Develop and maintain relationships with clients and vendors, and assist in maintaining contact records.
  • Scan and file all Subcontracts, Quotes, & Project Documents within 24 hours of receiving.
  • Maintain a record of historical costs for use in developing preliminary cost estimates for projects.
  • Prepare detailed cost comparisons and analysis of Subcontractor proposals for current and future projects.
  • Prepare detailed quantity take-offs and assign market-relevant cost factors to articulate preliminary/final construction cost estimates.
  • Collaborate with the construction team to negotiate and award projects to vendors, demonstrating creativity, conflict resolution, and negotiating abilities.
  • Draft and negotiate written Scopes of Work for Subcontractors and Material Suppliers to establish clear expectations.
  • Verify that Subcontracts and P.O.’s are written and entered for every project in progress.
  • Assist in standardizing Policies, Procedures, and ensuring Department Consistency.
  • Perform miscellaneous tasks such as printing plans, mailing samples/plans, delivering documents, and general office upkeep.
  • Work efficiently in a deadline-driven environment.
  • Perform all other duties assigned and those necessary to achieve company and departmental goals.

Requirements

  • Experience and knowledge to estimate all types of projects.
  • Knowledge of building codes applicable to the scope of work.
  • Strong technical expertise in all aspects of building construction, including general trades, plumbing, mechanical, and electrical trades, with an emphasis on energy efficiency and lean construction techniques.
  • Exceptional knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
  • Ability to read and interpret blueprints and specifications.
  • Proficient use of computer and estimating software.
  • Conceptual estimating: ability to establish budgets for projects from early schematics.
  • Strong analytical skills with a high level of attention to detail and cost analysis.
  • Excellent communication skills (written, verbal, and electronic) with clients, company staff, subcontracted vendors, and design professionals.
  • Excellent time management, organizational, and follow-through skills.
  • Flexibility, positive attitude, and tolerance for change.
  • Desire to complete projects with conscious care, commitment, and concentration.
  • Strong stress management abilities.
  • Active community involvement.
  • Ability to work well with diverse groups or individuals.
  • Regular and consistent attendance.

Qualifications

  • Estimating experience with multi-family and/or commercial projects.
  • Bachelor’s degree.
