Assistant Community Manager - Townhomes of Coyote Ridge - Carrollton, TX

About the Role

Valiant Residential is seeking an Assistant Community Manager to work closely with the Community Manager, ensuring the smooth operation of the property and acting as the Community Manager in their absence. This role involves financial record-keeping, leasing, marketing, and resident relations.

Responsibilities

• Assist in preparing advertising materials.
• Show units and screen applicants.
• Maintain records of rental levels in the surrounding area.
• Present creative leasing and marketing ideas.
• Maintain courteous communication with residents, applicants, and representatives of other companies.
• Greet prospects, qualify them, and guide them through the application process.
• Update availability reports and process applications for approval.
• Assist in monitoring renewals and distribute renewal notices.
• Accept rental payments and hand them over to the Community Manager.
• Type leases, complete paperwork, and input information into the Yardi system.
• Assist with legal proceedings and lease administration.
• Handle maintenance service requests and communicate with the maintenance team.
• Ensure all maintenance repairs are handled satisfactorily.
• Contribute to the community's cleanliness and curb appeal.
• Enforce community policies.

Requirements

• Fair Housing Certification or willingness to obtain it.
• Strong oral and written communication skills in English; bilingual in Spanish is a plus.
• Positive attitude and ability to maintain professionalism.
• Valid driver’s license with a good driving record and auto insurance.
• Ability to work most weekends.
• Apartment management experience preferred.
• High school diploma or equivalent; 2+ years of college preferred.

Physical Requirements

• Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
• Ability to walk the property for up to 8 hours in various weather conditions.
• Ability to climb stairs and lift up to 30 lbs. as needed.
