About the role

The Assistant Community Manager assists the Community Manager in effectively managing the assigned property. In the Community Manager's absence, the Assistant Community Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner.

The Assistant Community Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits of all other monies. They conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Responsibilities

  • Promptly update all rents, deposits, and any other monies received from residents and all other sources.
  • Verify that all monies received correspond with lease.
  • Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned check memos).
  • Maintain a positive resident relations attitude.
  • Physically inspect property when on grounds, pick up litter, and report any service needs to maintenance staff.
  • Perform all aspects of the Leasing Associate’s role, including greeting prospective clients, showing the community, and outside marketing as needed.
  • Contact each Notice-to-Vacate and attempt to convert them to a renewal.
  • Maintain awareness of local market conditions and trends.
  • Contribute ideas to the manager for marketing the community and improving resident satisfaction.
  • Update the on-site accounting system for all property activity, including leases, notices, move-ins, move-outs, traffic, and demographics.
  • Proofread all lease paperwork and process move-ins and move-outs.
  • Process all security deposit move-out reports.
  • Accept service requests from residents and route them to maintenance for prompt processing.
  • Conduct service follow-up with residents when work is completed.

Requirements

  • 2 years of LIHTC, HUD, and Section 8 experience (required).
  • 1-year experience in property management (required).
  • 1-year experience with Yardi or Yardi Voyager (preferred).
  • High School diploma or equivalent (preferred).
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and email (Gmail).
  • Ability to work in a fast-paced and customer service-oriented environment.
  • Ability to perform duties under pressure and meet deadlines in a timely manner.
  • Ability to work as part of a team and complete assignments independently.
  • Strong problem-solving skills.
  • Professional and pleasant interaction with co-workers, supervisors, guests, and the public.
  • Compliance with all company safety rules.
