This role assists in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence.

The incumbent must possess a high degree of professionalism and positive engagement for residents and staff, with a strong sense for creating a sense of community. Success is driven by relationships built within communities, including vendor partners, regulatory, and social services partnerships. The role requires an authentic attitude, active listening, and a collaborative approach to resolve challenges while ensuring residents and staff feel seen, heard, and valued.

Responsibilities

  • Resident Relations & Customer Service
    • Provides A+ customer service at all times.
    • Manages and promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner.
    • Functions as a resource center for residents on issues affecting their community-living experience and rent payments.
    • Organizes and executes resident appreciation and retention events.
    • Maintains secure, confidential resident files.
    • Handles phone calls, walk-ins, and foot traffic.
    • Assists with leasing duties, including touring prospective residents.
  • Fiduciary
    • Handles all property monies, including collecting, posting, and depositing rents, security deposits, and other income.
    • Reviews resident files and ledger records to identify unpaid/late fees, communicates with residents about outstanding balances, and enforces lease agreements.
    • Assists with Monthly Projection Reporting, inspects vacancies, and prepares make-ready apartments and models.
    • Inspects the property for policy violations, needed repairs, and landscaping issues.
    • Meets regularly with Community Manager and Regional Manager to discuss community performance.
  • Staff Leadership
    • Maintains a service-oriented environment with a professional appearance and attitude.
    • Oversees property operations and staff in the Community Manager’s absence.
    • Supports Leasing Consultants in leasing apartments while ensuring Fair Housing guidelines are followed.
    • Manages compliance file maintenance under the direction of the Compliance department and Community Manager.
  • Adherence to Property Management Rules & Regulations
    • Conducts all business in accordance with company policies, Fair Housing, ADA, and other relevant laws.
    • Manages compliance file maintenance under the direction of the Compliance department.
    • Follows established eviction procedures, including proper notice requirements and representing the property in court hearings.
  • Other duties as assigned by the Community Manager.

Requirements

  • 2+ years’ experience as an Assistant Community Manager.
  • LIHTC/Tax Credit Program Knowledge required.
  • Excellent communication skills and unmatched dedication to customer service.
  • Solid track record of bookkeeping and rent collection.
  • Thorough understanding of landlord/tenant law and Fair Housing Laws.
  • Superior interpersonal skills: ability to work with diverse personalities; tactful, mature, and flexible.
  • Resourceful and organized.
  • Solid computer knowledge: Windows (Word, Excel), internet, and email.
  • Working knowledge of Yardi Voyager Property Management software.

Physical Demands & Working Conditions

  • Classified as essential staff; expected to report to work and adhere to safety and business protocols.
  • Frequent sitting and walking.
  • Repetitive use of computer, keyboard, mouse, and phone.
  • Reading, comprehending, writing, performing calculations, and verbal communication.
  • May work in elevated sites and walk on uneven ground.
  • Occasional squatting, bending, twisting, pushing, and pulling.

Pay

Compensation Range: $23 - $25 USD per hour.
