Responsibilities

  • Responsible for all aspects of leasing and marketing to prospective residents.
  • Prepares invitations to residents for renewal of leases as expiration approaches, indicating options and changes to terms and conditions.
  • Tracks records, audits files, and requests information from residents and prospective residents and required sources to meet initial and annual requirements for documentation of income and related information for certification of rent adjustment.
  • Works with new residents to process documentation prior to move-in. Processes signing of lease and addenda, explains surety bond requirements, provides handbook, explains rules and regulations, provides resident orientation including walk-through, gate access device and secures rents and deposits due. Processes documentation and maintains related files.
  • Collections and posts rents, assessing late fees and issuing late notices as required. Contacts residents personally and through written notices to investigate and resolve delinquency issues. Sets up payment plans as required to collect past due amounts. Sends delinquent files to attorney for eviction in accordance with policy and procedure requirements. Participates in or assists with attorney stipulation process as directed.
  • Inspects apartment homes upon vacancy to determine compliance with requirements for deposit refunds or charges to be assessed for damage or condition of unit, or for early lease termination. Documents inspection results and charges and submits deposit disposition for processing.
  • Generates and reviews a wide range of reports to track and resolve outstanding issues relating to rent payments, rent or sewer/water delinquencies, outstanding service requests, scheduled move-ins and move-outs, compliance, maintenance status of vacant apartment homes, and operational issues. Checks and responds to emails concerning any range of management issues.
  • Processes accounts payable. Reviews invoices received from vendors, validates against available documentation, codes to chart of accounts, posts to accounting system and submits for approval and processing.
  • Responds to resident complaints associated with community issues. Investigates, resolves, and follows up with residents to ensure satisfaction of concerns.
  • Affords assistance to implement and execute resident activities including Monster Club, parties, orientations, training programs, and required resident service functions including job training, HOME seminars, health fairs, and financial counseling.
  • Work schedule may include evenings, weekends, and non-scheduled support to address issues requiring immediate attention.

Requirements

  • General knowledge of Low Income Housing Tax Credit (LIHTC) requirements and Section 8 rent subsidies.
  • Thorough knowledge of property management, Yardi Voyager software and basic accounting principles.
  • Educational background equivalent to two years of college or industry certification courses.
  • Strong customer service and verbal and written communication skills are required.
  • Minimum of two years' experience in property management, with property leasing and resident services required.
  • Demonstrated problem resolution work experience.
  • Exceptional customer service work history.
  • Ability to speak, read and write English for safety and productivity reasons.

Qualifications

  • Education which is equivalent to two years of college or industry certification courses.
  • Minimum of two years' experience in property management, with property leasing and resident services required.
  • Concord Management experience is preferred.
  • Strong customer service and verbal and written communication skills are required.
  • Exceptional customer service work history.
  • Ability to speak, read and write English for safety and productivity reasons.

Pay

The estimated pay for this position is $39,636 per year.
