Assistant Chief Engineer

Responsibilities

• Inspect and maintain all mechanical equipment, log operation readings, and complete service requests in condo units and common areas.
• Train Janitor/Maintenance staff on building procedures and equipment.
• Assist the Chief Engineer in supervising outside contractors.
• Ensure effective administration of the building, conducting transactions with suppliers, contractors, and service providers while keeping accurate records and communicating with residents and staff.
• Work with Maintenance/Janitorial Staff to support and direct their daily activities.
• Respond promptly and effectively to emergencies according to documented procedures.
• Ensure amenity spaces comply with company policy in collaboration with the property management team.
• Establish and implement effective procedures for the efficient and timely running of all maintenance tasks.
• Communicate proactively with the Chief Engineer and Property Manager to enhance office and administrative procedures.
• Promote and sustain the safety of the building, residents, and guests through communication with all staff members.
• Perform routine unit remodel inspections to ensure work meets building and code standards.

Building Equipment & Systems

• Maintain daily logs for: Chillers, Air handlers, Boilers, Circulating pumps, Water Heaters, Fire pumps, and Booster pumps.
• Train staff on performing rounds and identifying potential problems with equipment.
• Maintain water treatment chemical reading logs.
• Test and log elevator phone and intercom systems.
• Perform regular preventative maintenance alongside the Chief Engineer.

General Management

• Advise Management of building problems and needed resolutions as they occur.
• Interview and train Maintenance/Janitorial staff as needed.
• Maintain supply inventory, obtain approval for reordering, and perform routine inventory of building equipment and supplies.
• Order supplies to maintain adequate stock.

Janitorial Staff Management

• Manage staff to ensure proper daily cleaning of the property.
• Perform building inspections and report findings to the Chief Engineer & Property Manager.
• Conduct routine inspections of staff to ensure they are performing their daily duties.

Unit Maintenance

• Complete work orders provided by the Chief Engineer daily and follow through.
• Perform preventative maintenance on residents’ HVAC units semi-annually.
• In the absence of the Chief Engineer, assume the Chief’s duties and responsibilities.

Requirements

• Strong written and verbal communication skills to effectively represent the organization internally and externally.
• Proficiency in Outlook, Word, and Excel for streamlining processes, managing data, and facilitating communication.

Additional Information

All new hires will be required to successfully complete a criminal background investigation, medical examination (including drug screening), provide satisfactory references, and proof of identity and legal authority to work in the United States.
