About the Role
AIR Communities is one of the country's largest owners and operators of multifamily housing, managing high-quality properties in major markets including Boston, Denver, Philadelphia, Los Angeles, and Miami. This role supports and manages operations across various sites, providing leadership and oversight of on-site service teams to ensure performance meets key corporate KPIs such as turn times, expense control, and customer satisfaction (CSAT).
Responsibilities
- Provide leadership and oversight of on-site service teams to meet corporate KPIs, including turn times, expense control, and CSAT.
- Ensure consistent, timely communication at all levels—downward to on-site teams, laterally with peers, and upward to leadership.
- Conduct daily inspections of sites and monitor service team and vendor performance; assess problems and implement operational improvements.
- Administer property maintenance operations efficiently and cost-effectively, aligning with property budgets.
- Benchmark recurring maintenance costs and implement cost-saving initiatives to reduce overall site costs.
- Develop and strengthen internal talent pipelines for Service Managers and Service Techs through training and mentorship.
- Support the development and execution of an internal preventive maintenance program, including site-specific schedules and scopes.
- Develop short- and long-term plans for property maintenance and service operations, including budget projections.
- Identify and communicate property maintenance and capital needs to management; coordinate with vendors and internal teams on capital projects.
- Administer policies and procedures for site operations; conduct periodic reviews to ensure maximum efficiency.
- Source and arrange third-party maintenance contractors, suppliers, and vendors; negotiate and resolve vendor claims.
- Ensure regional site operations comply with established procedures, policies, regulations, and codes.
- Ensure properties meet requirements of agencies related to affordable housing, including REAC and other inspections.
- Ensure compliance with AIR operating standards, OSHA standards, Lead-Based Paint, Termite control, and ACM regulations.
- Respond to property emergencies (e.g., fires, natural disasters) and coordinate response with property teams, leadership, and local officials.
- Support disaster preparedness activities and training.
- Establish and maintain positive working relationships with regulatory agencies, lenders, and other AIR departments.
- Escalate issues to the Director of Service and Construction, such as deficiencies in buildings, environmental health and safety programs, or loss prevention initiatives.
Requirements
- Bachelor’s degree in engineering, facilities management, or business, or equivalent work experience.
- Minimum of 6 years of experience in property maintenance management with strong knowledge of facilities management procedures, program management, budgeting, training, and program implementation.
Skills
- Strong logistical planning, time management, and prioritization skills.
- Demonstrated ability to lead and influence teams to achieve and exceed goals.
- Strong working knowledge of construction systems, building mechanical/HVAC/automation systems, energy conservation, and program management processes.
- Track record of mentoring and developing service team members.
- Ability to speak Spanish preferred.
Physical Demands
- Ability to travel to multiple locations within a geographic area.
Pay
Expected pay range of $115,000 - $125,000 base salary, plus a target annual bonus. The final pay rate will align with your skills and experience as they relate to the job requirements.
