About the role

The Area Maintenance Manager oversees the maintenance operations for multiple properties, ensuring that all work orders are completed promptly, and that the properties are kept clean and in good condition. This includes managing the “make-ready” process for vacant units, overseeing the maintenance team, and coordinating with vendors and contractors.

Responsibilities

  • Manages the completion of all work orders generated from resident requests for service, ensuring routine upkeep on the properties.
  • Diagnoses and repairs or replaces necessary components in accordance with established policies, procedures, and safety standards within code requirements and budgetary requirements.
  • Oversees the “make-ready” process to prepare vacant apartments and homes for leasing and new move-ins.
  • Develops standards for the cleanliness and overall appearance of the communities’ grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas.
  • Manages maintenance team members dedicated to each assigned site, including maintaining their schedules and scope of work.
  • Routinely inspects work performed by other service team members to assess effectiveness of policies and procedures and develops corrective action plans as needed.
  • Manages all vendor/contractor scheduling and project/work coordination, including recurring contract management and ad-hoc repairs.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  • Schedules and completes RMM inspections for assigned sites.
  • Assists with the completion of capital projects at assigned sites in a timely manner.
  • Maintains and orders adequate inventory of spare parts and maintenance materials as needed to stay within budgetary guidelines.
  • Prepares the maintenance budget for the properties by analyzing and evaluating financial statements and accessing operational reports.
  • Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
  • Supports cost-cutting and expense control programs by ensuring parts are repaired when possible rather than replaced. Ensures team is not being wasteful with materials and supplies and is practicing the correct use for tools and equipment.
  • Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance.
  • Treats residents and others with respect, answers questions from team members and residents, and responds sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency.
  • Evaluates vendors and suppliers and their services on an annual basis based on quality, customer service, and pricing.
  • Assists in the interview process for the hiring of Service team members when needed at the site level.

Requirements

To succeed in this role, candidates should have:

  • A minimum of 5 years of experience in property management or a related field.
  • Proven leadership skills and the ability to manage a team effectively.
  • Strong organizational and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and prioritize tasks.
  • Knowledge of safety regulations and OSHA standards.
  • Proficiency in Microsoft Office Suite.

Qualifications

Candidates must have:

  • A valid driver’s license and reliable transportation.
  • Ability to lift up to 50 pounds.
  • Valid first aid certification.

Skills

The ideal candidate should possess:

  • Strong knowledge of property management software.
  • Experience with preventative maintenance and emergency repair protocols.
  • Ability to work flexible hours, including evenings and weekends.
  • Proficiency in English.

Pay

The salary range for this position is $110,000 to $114,000.

Schedule

This role is full-time and requires flexibility to work evenings and weekends as needed.
