About the role

Assist and be accountable to the Regional Maintenance Coordinators. Provide maintenance support to communities primarily where additional capex supervision is needed, staffing is inadequate, or operating under stressed conditions. Work with the current Service Manager and staff or fill in as the Service Manager when needed. The Area Service Manager will travel as-needed to designated communities where assistance is required.

Responsibilities

  • Assist Regional Maintenance Coordinators and Regional Property Managers with community assessments, management assignments, maintenance inspections, and special tasks.
  • Responsible for job assignments during personnel changes, vacations, or illness.
  • Assist in property takeovers and employee stabilization.
  • Organize work, set priorities, and delegate with proper follow-up.
  • Work with Regional Maintenance Coordinators on Due Diligence inspections, both in-state and out-of-state.
  • Train and oversee work performed by all staff members under your direction.
  • Work with management teams to document and address maintenance team member issues.
  • Establish schedules and assign personnel routine maintenance tasks.
  • Occasionally be on emergency “on-call” status to respond to emergency work orders.
  • Perform all duties with the highest consideration for safety and ensure staff members do the same.
  • Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, ensure cleanliness, and address safety hazards.
  • Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with OSHA regulations, including Hazard Communication Program, MSDS, and required postings.
  • Perform necessary maintenance and repairs in apartments with work orders, striving to complete them within 24 hours.
  • Turn vacant apartments into units ready for occupancy following Drucker + Falk guidelines.
  • Schedule contractors for maintenance-related work, secure bids and proposals as directed.
  • Use contract labor when cost-effective, following approval by the Property Manager or Regional Property Manager.
  • Strictly follow established budgetary guidelines and Drucker + Falk purchasing directives and procedures.
  • Maintain operating manuals, warranty records, and materials pertaining to general inventory and parts replacement.
  • Keep abreast of developments in the field, including new products and cost-effective repair methods.
  • Maintain the highest standards of resident relations.
  • Complete and return Monthly Preventative Maintenance Sheets.
  • Monitor all O&M Programs (e.g., Asbestos, Lead-Based Paint, Mold & Fungi) to ensure compliance and proper notification when work may disturb these substances.
  • Ensure all work follows established O&M procedures and maintain related record-keeping and reports for compliance.
  • May assist with site-level safety meetings.
  • Further education by attending job-related courses to maintain proficiency.

Supervisory Responsibilities

Manages 0-8 employees in Maintenance departments as needed. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

Work Environment

The employee is regularly exposed to moving mechanical parts, toxic or caustic chemicals, and outside weather conditions. The employee is frequently exposed to risk of electrical shock and occasionally to wet/humid conditions, high/precarious places, fumes or airborne particles, extreme cold, extreme heat, and vibration. The noise level in the work environment is usually moderate.

Qualifications

  • High school diploma or GED; or one to three years of related experience and/or training; or equivalent combination of education and experience.
  • Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees.
  • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Deal with problems involving a few concrete variables in standardized situations.
  • Computer Skills: Proficient in Microsoft Office products and computer-based maintenance systems.
  • Must be CFC, CPO, Lead, and Asbestos certified.
  • HVAC, Plumbing, Carpentry, and Electrical skills.
  • Knowledge of OSHA regulations and MSDS standards.
