About The Role Arboreal Management, the property management arm of Great Expectations, is seeking an experienced Area Manager to oversee a portfolio of affordable housing communities across the Pacific Northwest. This role serves as the operational and financial leader for a defined group of properties, managing a team of on-site Property/Portfolio Managers and ensuring each community meets occupancy, compliance, and budget targets. The Area Manager reports to the Regional Manager and plays a critical role in translating regional strategy into site-level execution. Key Responsibilities Oversee day-to-day operations across 5 buildings / 350 units within an assigned geographic areaDirectly manage and develop a team of Property Managers/Portfolio Managers, including hiring, coaching, and performance managementOwn financial performance for the portfolio: budget preparation, variance analysis, and expense controlEnsure compliance with affordable housing program requirements (LIHTC, Section 8, HUD, or applicable state/local programs)Monitor occupancy, leasing velocity, and renewal performance across the portfolio; implement corrective action plans as neededConduct regular property inspections and audits to ensure physical asset standards and life-safety compliancePartner with maintenance leadership to ensure capital projects and unit turns stay on schedule and on budgetServe as an escalation point for resident and staff issues that on-site teams cannot resolve independentlyReport portfolio performance to the Regional Manager and senior leadership on a regular cadence Required Qualifications 5+ years of property management experience, including at least 2 years in a multi-site or area/regional oversight capacityDirect experience managing affordable housing properties (LIHTC, HUD, Section 8, or similar compliance programs) — required, not preferredProperty management accounting experience (budgeting, variance reporting, P&L ownership) — requiredProven track record managing and developing property-level management staffProficiency with property management software (AppFolio preferred)Valid driver's license and ability to travel regularly across the assigned portfolio Preferred Qualifications Experience with LIHTC compliance specifically (as opposed to Section 8 only, or vice versa)Certification such as CPM, ARM, or COSExperience operating in a PE-backed or investment-owned portfolio environment What We Offer Highly competitive salary based on experiencePerformance-based bonus opportunitiesMedical, dental, and vision insurancePaid time off and holidaysMileage reimbursement401(k)Ongoing professional development and career advancement
