Apartment Service Technician(AST)

Hourly position reporting directly to the Maintenance Manager and indirectly to the Property Group Manager and Assistant Property Group Manager. Coordination with Property Coordinators and outside vendors is required.

Qualifications

• Age 21 or older
• Willing and able to work flexible hours, including evenings, nights, or weekends
• Must pass credit, criminal, and immigration background checks
• Must possess and maintain a valid Class C Operator’s License (standard non-commercial driver’s license) with no additional endorsements
• Any vehicle driven for work must be insured at minimum auto liability limits of $100,000/$300,000/$50,000

Responsibilities

• Learn and follow company Standard Operating Procedures
• Recommend, implement, and schedule routine, seasonal, and preventative maintenance programs
• Maintain highest standards of tenant-maintenance relations
• Assist district and Property Group Managers with tenant complaints and maintenance-related issues
• Perform or monitor all repair work to keep properties in “like new” condition
• Respond promptly to maintenance needs and assist with emergency situations
• Travel to other properties to assist with maintenance as needed
• Prepare and submit required reports and documents in a timely manner
• Report lease violations and tenant charges discovered during inspections
• Keep Property Group Manager informed of maintenance matters
• Maintain and prepare maintenance-related records and files, including:
  • Subcontractor activity logs
  • Consolidated maintenance activity reports
  • Service requests and inspection reports
  • Project equipment inventory schedule
  • As-built plans, specifications, and warranty information
  • Common area maintenance records
  • Vendor catalogs, open account records, and price information
  • Subcontractors’ certificates of insurance
  • Supplier and vendor order logs
• Schedule and prioritize maintenance requests efficiently
• Maintain and track inventory
• Assist the Property Group Manager with additional duties as needed

Travel between properties is at your expense; a stipend will be provided to cover average travel costs.

Pay

Compensation starts at $27 per hour, based on experience.
