About the role
The Site Manager is responsible for overseeing all property operations and ensuring compliance with various regulatory requirements.
Responsibilities
- Respond to inquiries, show vacancies, and comply with relevant regulations.
- Maintain waiting lists, screen applicants, and conduct regular marketing.
- Verify tenant information, conduct pre-occupancy orientations, and complete move-in/out procedures.
- Collect and post security deposits and rent, issue receipts, and negotiate rent schedules.
- Administer office functions, enforce lease agreements, and provide emergency on-call coverage.
- Supervise maintenance staff, conduct inspections, and manage vendor contracts.
- Record-keeping and reporting, including maintaining accurate accounting records and submitting reports.
- Meet with tenants for informational purposes and participate in disaster/emergency preparedness planning.
Requirements
- High school diploma or equivalent.
- Experience in LIHTC property management (2+ years preferred).
- Knowledge of Microsoft Office Suite and Property Management software.
- Valid State Issued Drivers' License.
- Basic knowledge of bookkeeping.
- Certification or training in property management, LIHTC, COS, or RD.
- Introductory knowledge of relevant legislation (e.g., ADA, Fair Housing).
- Good written and verbal communication skills.
- Ability to interact with a wide variety of people.
- Initiative and independent thinking.
Qualifications
- Desirable qualifications include experience in re-certification, knowledge of Section 8, RD, HUD, and Tax Credit regulations, background in supervision, and community services background.
Skills
- Knowledge of Microsoft Office Suite and Property Management software.

Benefits
The Site Manager is an employee of J&A, Inc. and is compensated with a salary determined by the company. They are covered under the J&A, Inc. worker's compensation plan and other benefits negotiated between the Regional Manager, Human Resources, and the employee. The Site Manager will be provided a free rental unit if required to live on-site and will be exempt from the requirements of the landlord/tenant law. The Site Manager will be notified of all benefits under the adopted plan.
Pay
The pay for this role is determined by J&A, Inc.
Schedule
The Site Manager works according to the office hours and is responsible for maintaining the property's overall curb appeal, performing daily inspections, and managing maintenance tasks.
