About the role

101 Ellwood Apartments located in Baltimore City, MD is searching for an experienced Service Manager to lead the property's maintenance operations. The Service Manager completes daily maintenance operations, including scheduling and managing contractors and vendors, managing work orders, apartment turns, and resident concerns. This is a solo position responsible for on-call emergency duties. A valid driver's license and vehicle are required.

Responsibilities

• Diagnosis and repair in areas such as: HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance, and unit turnover
• Work to achieve the operational goals of the property within company policies/guidelines
• Conduct property inspections regularly, identifying interior and exterior work that needs to be completed
• Manage move-in and move-out processes
• Schedule and execute routine preventative maintenance
• Update work order systems and generate work orders
• Communicate with Property Manager to provide updates on projects, unit turns, and work order status
• Schedule and manage contractors, vendors, and third-parties

Requirements

• HVAC Certification
• Demonstrated plumbing, electrical, and carpentry skills
• Knowledge of OSHA safety rules and regulations
• Excellent time management and prioritization skills
• Ability to communicate in writing and respond to emails
• Excellent verbal communication skills with residents and staff
• Superior customer service skills with the ability to respond to clients with diplomacy, tact, and patience
• Ability to quickly learn new technology and computer applications
• Demonstrated sensitivity to different cultures
• Valid driver's license and reliable transportation

Qualifications

• High School Diploma or equivalent
• Five years' experience in residential multifamily or facility maintenance
• Three years of supervisory experience in residential maintenance

Pay

$33–$34/hour (based on experience)
