Apartment Community Manager

About the role

The Property Manager (Residential Property Manager) oversees the maintenance and upkeep of residential properties and ensures tenant satisfaction. Responsibilities include scheduling routine maintenance, managing resident and maintenance staff, and enforcing rental terms.

Responsibilities

• Collect rent and other property fees from tenants and individual owners.
• Pay property expenses, including taxes, mortgages, payroll, insurance premiums, and maintenance costs.
• Report the property's financial status, occupancy, and expiring leases to property owners.
• Meet potential tenants, show properties, and assess applications in accordance with anti‑discrimination laws.
• Advertise vacant properties and hire leasing agents as needed.
• Inspect properties and arrange for repairs and new materials as required.
• Arrange contracts for maintenance, trash removal, landscaping, security, and other ongoing services; manage disputes with service providers.
• Investigate and resolve property complaints and rental violations.

Requirements

• Proficiency in property management software (preferably Yardi and/or One Site).
• 1–2 years of apartment management experience.
• Excellent verbal and written communication skills.
• Customer‑service focus with strong teamwork abilities.
• Proficiency in Microsoft Office (Word, Excel).
• Ability to multitask, meet deadlines, and stay organized.
• Flexible schedule availability, including weekends.
• Willingness to tour the community with clients (walking the property and climbing stairs).
• Conflict‑diffusion and problem‑solving skills.
• Strong interpersonal skills for meeting prospective and current tenants.
• Attention to detail for accurate applications and tenant issue resolution.
• Knowledge of rental contracts, property law, and anti‑discrimination regulations.
