Responsibilities
- Oversee preventative maintenance of systems, buildings, and grounds.
- Manage contracts with external experts and contractors, as necessary.
- Manage capital projects, including handling project bids, selecting and overseeing contractors, and managing purchases and expenditures within allocated budgets.
- Ensure project status reports and related documentation are submitted promptly.
- Supervise maintenance operations, including an organized system for tracking work orders.
- Promote efficient use of resources, with a focus on energy conservation.
- Conduct quality assurance inspections to uphold high service standards.
- Engage in various Quality Improvement programs and committees.
- Actively participate in and support the Work Safety committee.
- Perform safety reviews of the campus; ensure compliance with regulations concerning buildings, systems, and disaster response protocols.
- Oversee security services for the community.
- Understand the essential role of security, establish necessary protocols and procedures, and secure personnel to ensure the safety of both residents and team members.
- Develop job descriptions; recruit, hire, train, schedule, supervise, and advise personnel in relevant departments.
- Assess performance, suggest promotions and salary adjustments, and implement progressive disciplinary measures for Plant team members.
- Act as an integral member of the management team.
- Perform other duties as assigned.
Requirements
- High School Diploma required; some college coursework preferred.
- Contractor’s license is preferred but not required.
- Minimum of 6 years’ related experience in facilities management, construction, engineering, property management, and maintenance, with at least 3 years in a health care or retirement community environment.
- Advanced understanding of building codes, life safety regulations, and Cal-OSHA standards.
- Journeyman-level expertise in HVAC/boiler systems, electrical, plumbing, and mechanical equipment.
- Excellent verbal and written communication skills in English.
- Valid driver's license.
- Strong leadership and supervisory skills.
- Familiarity with safety policies and procedures.
- Committed to delivering high-quality and professional interactions with residents, volunteers, and staff members.
- Proficiency in Microsoft Office applications, particularly Office 365 (Word, Excel, and email software).
- Ability to demonstrate adaptability, make informed decisions under pressure, and effectively prioritize tasks and projects.
- Completion of a background check and drug screening; may include a physical, TB test, and fingerprinting per state/local guidelines.
Physical Requirements
- May involve lifting, pushing, pulling up to 75 lbs, and transporting equipment.
- May encounter challenging environmental conditions such as dirt, noise, heights, and confined spaces.
- Essential abilities include good vision and hearing; full mobility on steps and ladders; adequate dexterity and mobility in both arms to operate hand and power tools, gauges, and valves safely.
- Physical requirements can be accommodated with mechanical aids/devices.
- May require vaccinations, daily screenings, surveillance testing, and use of face coverings or other PPE in accordance with regulatory guidelines.
Pay
$93,742 to $115,000 a year (DOE)
